Comments: Height is fine. But the grade-level looks atrocious! Both the retail and residential entrance are worse than forgettable, they're memorably ugly and awkward looking.
Also, no street trees proposed, not crazy about that.

That article is from January 2024 when the proposal was a 6 storey mass timber building. As of the SPA resubmission of August 2024 this is no longer mass timber but instead steel
