Graywood acquired 2365 & 2377 Lakeshore Road West ("Lakeshore Road") in the Bronte Village neighborhood in Oakville as its second acquisition in September 2021. The Lakeshore Road project is expected to have 138 units in mid-rise built form along the shores of Lake Ontario.

Current view of the site:

If you are a native of Bronte, being labelled a neighborhood of Oakville, can leave a very sour taste, but from a real estate view it is sound marketing.

More importantly, this is an interesting development in a section of the Lakeshore from East Street to the Bronte Creek bridge that is so ready for infill and pedestrian orientated development to maximize the 'village' as it functions now. There has been some recent development in the area over the past few years but there is certainly room for much, much more. Decent connections to Bronte GO, decent bus network, decent cycling network centered on Lakeshore and the weekend plethora of pelotons. Should be interesting to see what comes to the table.

Good development for this strip, I think. No development application sign on site that I saw.

I also notice that across the street and east a bit, almost kitty corner, 2318- 2330 Lakeshore West are almost completely empty of retail. Perhaps another development proposal soon?

What a bastion of stupidity Oakville can be (although they'll like that I used the word 'bastion').

Very intersting how foreign investor wants a piece of the Canadian Real Estate pie...

While the tower is a little too monochromatic and beige for my taste, it’s the kind of mixed-use “avenue-style” project that Lakeshore needs to realize its potential as the heart of a vibrant, walkable, and mixed-use area. There’s great potential here that shouldn’t be squandered through an overly restrictive approach to planning.

There are a number of projects, both in Bronte and Oakville, both underway and in Developement, that are turning under utilized parking spaces and single story commercial into commercial/residential projects such as the above.

Transformative may be too strong a word, but in combination with sites where more tower development makes sense, there is an opportunity to strengthen neighbourhoods going forward, that connect and reflect the present and past in these new and future builds.

There is scope all along the Lakeshore within Bronte, and some surrounding streets for much of the same, and in Oakville as well, on Lakeshore west of the bridge, and on Randall, Church and Robinson - streets with far too much surface parking, or enclaves of single story commercial dating to the 50’s and 60’s.
