Looks like finally an update on the building on Baldwin that Ryus Noodle Bar used to be at, before the fire.

Docs are up.

It's by Robert Chang, who also authored 255 Christie Street. This seems to adopt similar language: simple brick with punched windows and full-height glazing at grade. Good, background, filler.

31 Baldwin, the eastern property with the wooden hoarding in front, will be handled as a separate project from 33 Baldwin.

Looks like it's a lot more structurally in tact and could be a restoration only.

I'm late to the game on this one, but my thoughts:

It's not terrible; but I think it would really benefit from a cornice of some description, matching the buildings to the east. There's ample room for a signage band, but I would like to have seen one rendered; I disagree with the change of cladding treatment at grade and would prefer brick all the way down.
 
I feel this cute little retail strip has really gone downhill in the last 5 years.
