Project description:
Zoning By Law Amendment application to permit a 9-storey mixed-use building on the front (east) portion of the subject site, fronting onto Dufferin Street (Block 1), with retail fronting Dufferin Street and grade-related townhouses facing Samor Road to the north. On the rear (west) portion of the site (Block 2), a 7-storey residential building is proposed fronting onto a new proposed north-south street, including grade-related units facing all sides. Collectively, the buildings are proposed to include 555 rental units and 1,464 square metres of at-grade retail space along Dufferin Street, with a total proposed gross floor area of approximately 40,743 square metres, resulting in a gross density of 2.5 FSI.

This is the site of the former Dean Myers Chevrolet dealership and will be developed jointly by RioCan REIT & Woodbourne Capital Management

Using the resident's parking only (excluding visitors etc.) Parking Ratio is 0.26

Comment: I'll stick to the parkland for the moment.......while on its own, this park would be quite small, I believe its adjacent to the park space block for the 3140 to the south, if that's the case, collectively they'll be close to an acre. Not exciting, but not terrible.
