This is the self-storage site that runs from the foot of Dawes to Main.

This site is all the 'white boxes' lining the north side of the rail corridor.
 
I wonder if it’ll make sense to include a connecting road as part of the development.

The plan for the whole area is laid out in the Main Street Planning Study, for which there is a thread here:


It seems to involve a new road though only from Dawes to the mid-point between Dawes and Main where a new N-S street will connect to Danforth.
 
Um. Here is the ownership and pricing. o_O

Assuming this is for residential development at ... $80/SF GFA in this location (?) they would have to be expecting 528,125 SF GFA of development potential. That is a 4.1 FSI over the site. However with a rail corridor setback of 20m + crash wall (65') or 30m (98') and the odd shape and limited site access, not to mention noise issues etc., I imagine it will require a creative site plan. Let's see what the plans show.

Metrolinx owns the parcels immediately west (the small rectangle labeled "6" fronting on Main St.), east (the medium parallelogram-ish labelled "8"), and south (rail corridor).
 
Doesn't have to be creative. Two massive slabs (40 storeys, 700 units each) would do the trick. New community centre may suggest the development includes the site of the existing one.
 
I hope there's foresight to incorporate a pedestrian tunnel segment through this development for the purpose of creating a multi-nodal transit hub. It will justify the downtown densities somewhat. They desperately need to build a school too.

The parcel in the east is destined to be a Kiss N'Ride/PPDO, and a secondary station entrance.

Not sure on the western parcel.

Also not sure how the plans for the station reflect a 4th track going through, as is contemplated. ( are we looking at 2 island platforms?) ; perhaps @smallspy or @crs1026 might know.
 
Between this and Marlin Spring's development, this area along Dawes is going to be incredibly dense in the future. Makes sense considering its close vicinity to Main Street subway station and the Danforth GO station.

This proposal includes three towers w/ a total of 1,425 (392 rental, 1,033 condo) units , a 6-storey community centre, & has an FSI of 9.37
- Tower 1: 49 storeys + MPH (161.1 m)
- Tower 2: 46 storeys + MPH (151.5 m)
- Tower 3: 40 storeys + MPH (134 m)

14 carshare spaces proposed.

Parking @ 0.25 per unit for residential for the condos; and 0.15 for the rental.

That's fairly transit-oriented.

Though I have some questions about the streetscape pleasantness of the new E-W Rd; the new N-S road would seemingly only be built once the Canadian Tire lands are in play; that forms an important connection.

They do propose a bikeshare station.

Lots of bike parking for the development itself and some for the GO Stn.

Still some unanswered questions..........but shows promise.
