…well, along with Minister of Transportation, Chief Urban Planner of Ontario, and incoming Ontario Premier Douglas Robert Ford, and his Pickering subway-building wunderkinder. Ah what times we live in!

That's because the 401is buried under an endless treed canopy according to those renders...

Lets have a look at this site, facing the 401, from Kingston Road:

The first 2 things to jump out at me, the high-mast lighting on the highway is well above any vegetation at the rear of the site; it's also beside McDs drive-thru.

Below is the view from the rear of that McDs parking lot:

From same parking lot, but facing into the development site, with a south-west angle. We see that there are a couple of large trees, but not many, and no conifers/evergreens, so minimal noise/visual barrier in winter.

In fairness to the developers, the immediately adjacent section of the highway wouldn't be visible at or close to grade, as the highway is well below the adjacent property:

While there are a couple of evergreens in the MTO right-of-way, there are also blank patches w/no vegetation at all, the rear of the site is currently only a chain-link fence.

Noise Impact Study w/the App confirms the obvious...........the site will be obnoxiously noisy.

Not the first apartment building to be built beside Hwy 401 and won't be the last. The Noise Impact Study would recommend windows with a minimum STC rating to deal with the noise from the highway.
 

Crown is working on obtaining its building permit from the city while simultaneously launching sales for Narrative Condos.

Taverna declined to comment on early sales, but said: “There’s a good amount of demand for the project.”

The latest anticipated construction start date is September, according to Taverna, who is shooting for occupancy in the autumn of 2025.
 
Construction trailer and vehicles on site now - looks like this one is finally about to get started.
