Zoning By - Law Amendment and Site Plan Application further to pre -consultation meetings held with Planning and Urban Design staff regarding redevlopment of the vacant postal station site at 2800 keele street, Humphries Planning Group Inc is submitting land use planning applications for a mixed use residential/ retail development requiring amendment to the City's zoning by - law and site development approval.

I tweeted a rendering last week, too lazy to look for it.

This will never fly in this area.

Why not? There's already a mid-rise condo one block south. Also another condo (Ion condos) in the area currently in sales.

Anyways:

2800 KEELE ST
Ward 09 - North York OPA / Rezoning, Site Plan Approval

Zoning By - Law Amendment and Site Plan Application for an 11-storey mixed use residential/ retail building with 237 residential units and ground floor commercial space.

Well, judging from a failed project on Weston Rd. north and even some projects in Mississauga at Hurontario and Dundas, condos in low-income suburban areas generally don't sell.

With Downsview Park, new subway stops, this area will not be low income suburban for long. I disagree that this area will not change. This is far from being Jane and finch.. It will be near impossible to fix that situation but here with a few tweeks it can be revitalized.

Interesting; this is the now-closed Downsview Post Office and sorting station. Right across the street from the Downsview Library. The Max (2772 Keele) was a no-frills, but decent building, and yes there's the Ion awaiting construction nearby. The hotel conversion nearby though was a disaster and remains incomplete.

From what I recall there was a thread here detailing the corruption that mired the Hotel/Condo project.
