Site Plan Application for 117 stacked back-to-back townhouse units in 3 separate buildings. The proposed 3-storey townhouses will have a gross floor area of 11,074 m² and a FSI of 1.53. The subject site is located on the north side of Kingston Rd, west of Galloway Rd. The irregular shaped site will have frontage along Kingston Rd and includes a 6 m private lane leading to a one level underground parking garage, along with a loading area, both located at the northwest corner of the site. A total of 142 parking spaces are provided underground including 24 visitor parking spaces. The number of bicycle parking spaces includes 81 long term spaces and 10 short term spaces.

Height precedent immediately to the west is 12s, site is large enough in ft2...............but has a very odd shape that would challenge conventional City requirements.

Kingston Rd Frontage: ~22M

Will be interesting to see why they come up w/here. Site would obviously benefit from being assembled w/neighbouring properties.

New renderings are updated in the database. The building storey count changed from 12 & 9 storeys to 11 & 7 storeys. The building height changed from 38.42m & 26.55m to 38.42m & 21.00m. The total unit count changed from 275 units to 270 units.

Arch. file is nearly 300Mb !

Which, thus far hasn't loaded.........I'm assuming this is an issue w/the City's server.

I should have no trouble at my end processing a file of that size........ but after 15M of nothing, I closed it.
