Based on the Dream Office REIT investor call - a redevelopment for the Union Building is to be unveiled in the near future. I'm not sure what to expect here, probably something similar to 250 Dundas in terms of mixed use, but will be interested to see how the heritage integration works.

Paraphrased from the call:
212 King Street, we're working very aggressively to get ready. Within the next 60 - 90 days it will be unveiled publicly as a part of the process with the city.

We're looking forward to showing it to everybody, it's going to be an exceptional building and one that I think will add a lot of value to our company.

If they're going for minor renovations, I think they'll probably remove the ugly mansard roof, and replace it with something glazed, since the roof isn't part of the original design. Possibly changes to improve the ADA compliance (if it wasn't already), plus changes to the retail levels?

If it's something larger in scale, I'd still expect the street-facing facades + some of the interior to be preserved.
 
The property is only about 25m wide, I don't know how they could retain the majority of the heritage building and have a proper tower setback from the adjacent building to the west.

From the article, a note on the architecture:

"Mr. Pasquarelli explained that the design of the tower is broken up visually into two sections. The first, wider section would contain the office floors and be faced partly with white terracotta panels; the taller, narrower section, with predominantly black cladding, contains apartments. He said details of the architecture, including the textured ceiling of the atrium, would be inspired by the existing buildings, which once housed a factory where General Electric’s Canadian unit made turbines and motors."

Not the Shawarma's King Building!! Get heritage protection on that thing, stat!

All three buildings, including this one are currently designated in the Heritage Register.

They are also within the Heritage Conservation District; though that is under appeal (indicated by the brown colouring.

The above 2 are definitely part of the proposal.

214/218 could be read as different buildings (the latter was an addition to the former and carries its own designation)
