This is a new mid-rise on the northeast corner of Dufferin and Hopewell. That's a couple blocks north of the coming Dufferin Crosstown LRT station, and immediately south of the elevated Kay Gardiner Beltline Trail.

The elevations look like it might be interesting. Romanov Romanov have done a good job with Qube on the Queensway, so it will be interesting to see the renderings that come from this.

The city's Preliminary Report for this is here, heading for North York Council next week.

The developer is Royalpark Homes and marketing has started under the name The Bean Condominiums. Hmm. Coffee Culture? The project with replace a used car dealership, so that's a major win.

Hopefully it doesn't come out looking plain vanilla (bean).

Is that a little umbrella-ed boulevard patio that steps up to the Belt Line at the north end? That's an interesting use of space, and if it encourages more people to use that stretch of the trail, so much the better. I run the whole length of it frequently and it's a really sadly under-used bit of infrastructure, west of the Allen.
 
I gotta hop on that trail on my bike sometime…

It's an amazing trail I use it all the time... but it isn't for those who want a 'quiet / peaceful' ride / walk / run ... it is really most of the time !
 
Looks like the automotive shop, an absolute eyesore, that used to occupy the land is gone and they are doing some street art to the bridge abutments just north of the property.
 
Hmm is that blue thing some type of gas ventilation system like what you see on the eastern edge of Riverdale Park? Is this site former landfill or something?
 
A resubmission was made to the City in January, so this is still moving along.
 
The applicant is now asking for 9 storeys:

Huh, after resubmitting in 2016 for 6 storeys, now they're upping it again. The original plans seem a little unambitious size-wise, but I'm not sure they'll get 9 here: how will this fit into the angular plane for the side street?

Otherwise, would they also be looking to invalidate older purchase agreements and start again? This application will no doubt add another couple of years to the process.
