Another holiday bonus thread....

Originating with a confidential source from whom I have permission to post........

The Canadian Tire at Queensway is the subject of planning for a redevelopment.

It is my understanding that the intent is to retain a store, that may have more than 1 level, and parking underground, allowing for the remainder of the site to be redeveloped.

While I don't know what, if anything has been contemplated for the balance of the site, this is a very large site which could support a very substantial level of intensification if so desired.

Lets have a look at the lands in question.

The highlighted represents the area of the legal address of this Canadian Tire store. I'm uncertain of the ownership of the cut-out parcels which may or may not also be CT REIT.

For those unfamiliar w/the site, the red dot is over the CT store building.

The site is in the general vicinity of ~4ha/10 acres, not including the cut-outs.

Of note here is that the site includes an access road which services the remaining portion of the 'big box' plaza; it would therefore seem likely that that adjacency would also be in play, unless there were an intent to retain the access road.

We can follow that road in to see the relationship to buildings on the site:

So note here that the the 1608 parcel includes the road from which this is shot and then everything to the west including the CT store; but does not include the parcel to the east which is dependent on the access road for viability.

The Lowes, located at the rear of the property is also dependent on this access road, is not part of the 1608 parcel (again these may all be owned by CT, I'm simply not sure, but they aren't the same legal address on the City's Maps.

One final shot..............back to an aerial pic here......... I decided, just out of curiousity to map out what I consider the logical development site here.

That is all those retailer sites that front Queensway within the boundary of the driveways accessing Canadian Tire, and all those retailers whose spaces address the CT access roads and/or seem to operate as
part of a contiguous plaza here.

Note that I have no evidence that all these lands are in play and that is entirely speculative on my part.

That site is over 10ha or 25 acres of land.
 
I can see a few skyscraper towers happening here being at close proximity to the 427 hwy!
