Located on the west side of Midland, a couple of blocks north of Lawrence, this site is currently at the edge of an industrial area.
It does sit across from residential, parks and schools on the other side of Midland, but would continue to abut said industry to the north and west.
A conversion here is plausible, but may be a tough sell given that it would all but ensure conversion of the industrial lands to the south and that there may be compatibility issues with remaining neighbours.
The site faces one other material challenge in respect of conversion. Its within the regulatory floodplain of Highland Creek:
Large site, 1.1ha or just over 2.6 acres. Were conversion approved, at medium density, this site would support a considerable number of units.
