15 Wellesley E (Parking lot redevelopment, Plaza, ?s, Quadrangle)

There's still a lot of parking available along Church Street, especially south of the Village around Carlton. I wouldn't mind seeing those lots redeveloped though.

I prefer the Green P surface lots over the private ones.

I do like the idea of some kind of park or mew here.
 
It is a perfect location for a highrise condo (maybe 50s?).
You would be asking for too much if you expect this land 5 second from the subway entrance to be developed as a park. We all like green space, but anywhere within 300 meters from a downtown subways station is unlikely to be turned into a park, nor should it be. It is just too desirable a location for people to live in.
 
isn't the lands on the west side of Yonge that was formerly Morguards supposedly going to be a park too?
 
There was talk recently of trying to get the province to bless the city with it but with tough budgets ahead I'd be surprised to see it happen now.
 
So if the site area is 71,438 sq ft

and they get say 20 times coverage

That's 1,429,000 sq ft

- take away two floors (150,000 sq ft) for commercial on the two first ground floors

leaves about 1,286,000 sq ft for residential.

- if floor plates are around 10,000 sq ft, that would leave enough coverage for about 130 floors (give or take) in one, or more likely, two towers.

- 80 and 50?
- 70 and 60?
- 90 and 40?

Tower trio: The Church-Wellesley neighbourhood is buzzing over news that a large Wellesley Street parking lot, plus two adjacent properties on Maitland Street, are being jointly marketed as as an “outstanding development opportunity” in the downtown core, offering a massive 1.3 million square feet of redevelopment space in up to three separate condo towers.

The three properties being offered for sale include the Toronto Parking Authority surface lot at 15 Wellesley Street East, which extends from Wellesley at the north to Maitland Street at the south, as well as a large brick mansion used as office space at 20 Maitland and the Catholic Children’s Aid Society of Toronto building at 26 Maitland.

“Utilizing the [City of Toronto] ‘Tall Building Study‘ lot line and separation distance guidelines, the Property is well suited to accommodate three towers, each separated sufficiently from all property lines, as well as internally. A development of the western portion of the Site will require specialized building construction in order to maximize the size of a potential development. Furthermore, underground parking is not possible under the northern portion of the site due to the subway and restricts the underground parking on the south side of the site to maintain appropriate clearances for the subway tunnel and platforms. These parking restrictions do not prove overly unfavourable as a reduced amount of required parking is anticipated due to the proximity of transit and to the Financial Core,” the flyer states.

Looks good...but gee, for the next couple years.... will have to hear all the negativity from area residents and many forum members on how this area from College to Bloor should be kept low-rise and away from any proposed new hi-rise development.:confused:

What exactly looks good about it? Three big, glass & spandrel boxes, wow, what a surprise. They could at least put a small public area in there somewhere.

A park for this prime property? That's ridiculous!

There's a little park near by called Queen's Park. Perhaps you've heard of it?

This is a prime spot for 50-storeys. A no brainer.
