According the Lobbyist Registry, this purpose-built, 23 storey rental tower is in play.
Lobbying info specifically includes 'rental demolition'.
The tower actually fronts Homewood. This site is directly across from Allan Gardens; and aside from a potentially very marketable view, also has the advantage of being on the north side of the park, meaning shadowing is not a material issue on the park side.
Though, there is a very tiny sliver of a park on the north lot line of the existing building, which we'll come back to.....

The Park on the north side that I noted above can be seen here, its a tiny, narrow strip of land, mostly in shadows now.

If there are no additional properties in the assembly, the site, as is, can be easily configured for 2 towers, 3 would be an extreme push.
Aside from the remaining low-rise buildings fronting Carlton, you have the mid-rise to the west that isthe original Four Seasons hotel just to the south of the original Four, along the Carlton frontage, and a series of lowrise townhomes (the site of the original Four Seasons) to the north thereof, fronting Jarvis.

Assorted comments:
The loss of highly affordable rental housing would be a serious hardship for some, even though the housing would presumably be replaced in any new build.
That said, the site is sub-optimally laid out, and does present an interesting opportunity.
S. 42, in land or cash, and S. 37/Community Benefits could produce some very good parks-related spinoffs.
The park on the north end is a poor excuse for one. The opportunity exists to enlarge, and/or re-site it to create a more usable and attractive space for area residents. While
benefits here could see several million for the improvement of Allan Gardens which always seems under funded.
Separation distances based on current use of neighbours are easy enough to achieve.
But this will almost certainly have developers eyeing the properties to the west if they aren't already in play.
