Well ladies and gentlemen, here goes another piece of Toronto's history. Canada Post is selling off their old postal station built in 1902 on Queen and Abell St.

Looks like it's listed as a heritage property, but not designated so (surprise, surprise) doesnt appear to be much protection on this site. Also to note, the site is in the West Queen West Heritage Conservation District, but doesnt seem like that's going to help much here.

Overview of the site:

It being listed means it'll probably have to have its facade retained at least.

This would be a good spot for a community use, tying in with the park to the south. Still it's good to see this redeveloped, the site was rather underutilized as is.

Redevelopment here is a good opportunity to expand Lisgar Park too. The laneway can be added to the park now and if the city is smart they should take an on site 10% dedication as the southern sliver of the property along the park to squeeze out a few extra square metres.

It'd rather they focus on scraping Lisgar Park off and reworking it entirely before even thinking about expansion.

Inclusive of the canopy, the rear section of this building lot (the CP property, not the laneway) is ~ 367m2 That works out to 28% or so of the entire property which is 1291m2.

The laneway is a further: 200m2

If both could be achieved, you would have a 567m2 or roughly 6,000ft2 park expansion.

****

However, that would leave the residual 'development site' at only 9,000ft2 roughly.

Certainly on the 'boutique' side of things.

I agree with @AlvinofDiaspar that Lisgar Park should be completely wiped out and re-designed from scratch.

Its current form is not fixable.

Nice move by the city here. I highly doubt Canada Post will stop the sale, and this would be a very pricey acquisition by the city.

Fingers crossed there could be some negotiations between the city and Canada Post.

Now that is fun. Not that I believe it will get built, nor that it's the only possible good (creative) response to the site conditions, but it's a reminder that we have a lack of whimsy in the built fabric of this city, and a cultural venue at this site would be a good place to exercise some to shake us out of the sameness we see so much of. So, Paul Raff, nice lob! I'd like to see this volleyed back and for a bit.
