This is a Housing Now - Phase 3, pipeline site.

It is the current 55 Division for Toronto Police; will be relocating to former TTC Danforth Garage site in the next few years. When they do, this site will be redeveloped.

Very excited to see what comes of this change. Been looking forward to see some changes at this corner in dire need of some new blood.

Yeah, this is a prime spot for redevelopment. Especially with this section of Dundas East remaining so under-intensified for so long. Should be room for a couple midrises in the 8 to 12 storey range, mixed in with townhomes. Would be nice to see some retail or spaces for community services/resources too just to liven up the streetscape.

Don't think you'll see quite that much build-out.

Although the area appears relatively well park-ed, there is a buried creek right behind this police station (Small's Creek) There is a potential floodplain issue, particularly behind the station, because the ravine-form was largely backfilled in this block, it's a bit more visible just to the north in Moncur Park.

The City periodically muses about daylighting this stream, which would definitely require more land.

There is also a community garden on Dundas right behind the current station, if it it stays where it is, shading would be a concern.

FWIW......it would make more sense to me, in respect of the latter, if the remaining houses between the station and Maughan Crescent Park were purchased. The garden was shifted to the east on those sites, and with that buffer,
it would be possible to go taller on the station site.

But I still expect you'll see the rearmost 15M or so added to that ravine feature, alternatively, it could end up as a mid-block crossing, either way, buffering the existing townhomes to the north-east.

The city may have found a new use for the site of the 55 Division police station on Coxwell Avenue after it’s relocated to Danforth Avenue.

The property at 101 Coxwell Ave. is one of five addresses added to the list of sites to be considered for the Housing Now program to create affordable housing in Toronto.

On Nov. 9, city council approved a staff report listing the five “future pipeline sites proposed for further early due diligence work to confirm feasibility for the program.”

A map in the report outlines an area of 1.8 acres on the northeast corner of Coxwell and Dundas Street East, including the police station and surrounding parking lot.

It’s not a sure thing though. The site is being given only preliminary consideration at this point.

The city must carry out its due diligence and consider the full range of building opportunities that can be accommodated on the site, the report says.
