10 York St (Condos @ 120 Harbour, Tridel) - Real Estate -

I'm worried that both this and harbour plaza will not be able to move forward in this market. I feel that only one of them will. (Hopefully this one) this has been building hype for over a year now so I have high hopes that this one will sell out.

So for comparison sake, in Nov 2008, a 3 bed 1350 sq ft unit at Ice on the 51st floor was going for $826K, and a 2 bed 791 sq ft unit on the 51st floor was $518K. No parking/locker included but I'm sure that is the case with Ten York too. But for the 1 bed and 1 bed + den the prices are very similar to what was offered at Ice 4 years ago ~ in some cases on par or at the most a $20K difference. It will be interesting to see what, if any impact, the pricing here has on the Menkes project.

As for the building itself, I don't know if its because we've been on Gehry overload (plus Oxford's MTCC) recently but this all feels so underwhelming. I do like the podium though.

Went to the Tridel open house today and the panels on the podium will have LED lights. Not so sure about it.
No tapering at all in the building.
Floors up to 28th will feature 8.5ft ceilings.
Floors 29 and up will have 9 ft and the top floors will have 10 ft ceilings.
Lobby will have 30 ft ceilings.

Parking only available for 2bd and 3bd suites.

Majority of the buyers were investors. Tridel selling the new RbC building, PwC and Telus as well as 30 floor office space at 1 York as to potential renters. No mentions of the 2 residential towers at Harbour Plaza lol.

Looking to buy the same on the friday

I think the 50 th floor unit u got can peer into the skydome. Let me know if u have 10york assignments leftover from sat. And contact me if u are going to the VIP sale this Friday so I can call u.
I like the north east corner as u can spy at the royal York. South east view will still get the morning wake-up at &th floor. 2 bdrm south west view is I obstructed view of horizon by the 17 th floor(?)

Regarding pricing, it still seems quite expensive for the building/area. I paid less per sqft at Massey Tower (arguably a much better building/design/location) earlier this year when the market was hotter.

In addition, I’d say rental rates will also remain depressed in this area, due to the upcoming supply of condos built here.

But as everyone has mentioned, Tridel have deep pockets and can probably ride out a prolonged sales period.
