Hmmm -- in the site plan, the historic mill at the bottom of Dawes Rd is labelled simply "existing 3 storey building" Personally, I'll be happy to see the demolition of one of the absolute _worst_ CrapTire stores in existence. But will "Future Guest Ave Extension" threaten the historic Dawes...

Interesting choice for facts. MLS covers home _sales_ -- with this being one of the few remaining "affordable" (with help of Bank-of-Mom+Dad) areas within easy reach of downtown. This is an area that desperate buyers will settle for, after being priced out of their 1st-thru-9th choices...

So in short, to the small businesses who've had to endure ... "Them's the breaks. Don't let the door hit you on the way out." ...? Nice. But the particularly devastated stretch is between Keele and the Allen Expy. It is most definitely _not_ anywhere near the north border of ForestHill...

    Toronto Crosstown LRT | ?m | ?s | Metrolinx | Arcadis

Eglinton Crosstown is long overdue (but for Mike Harris, it would have been part of the full subway network). It's a shame that the ones most affected by its construction, the ones who could have benefitted the most, are the many small businesses which used to line the street in those...

Would you prefer to have dead trees lining the street? Grand, designed streetscapes always require some kind of long-term maintenance. In the end, who will be responsible for that maintenance? And what happens when the {govt/owners/mgmt} changes and the inevitable cost-reductions take place?

Danforth Line 2 Scarborough Subway Extension

I think "a subway extension" wouldn't make sense in this part of town, anyway. The density is low, little to no redevelopment potential and few local bus connections.

Eglinton Line is really more like a train line than a city streetcar line, hence the beefier infrastructure.

Tree planting means tree maintenance. Any guesses as to who would pay for that? And what would be a first item on the chopping block during the inevitable future rounds of tax/budget cuts? Grubby one-storey strip malls are all that can be supported given that they're surrounded by low density...

Good thing EglintonCrosstown is coming soon. Can't imagine what BloorDanforth would be like if it had to cram still more commuters once(if) these projects get built.

Yup, just want to make sure no one is under any illusions as to the nature of the neighbourhood. And thanks to Main Square, actual rays of sunshine are a bit lacking during much of the day. Yes, the bike lanes are a welcome addition. And the bike lanes along Danforth are very well done (see...

    Toronto 9 Dawes Road | 115.76m | 34s | Minto Group | Wallman Architects

Two words: Main Square an existing collection of bleak apartment towers which dominates the southeast corner of Main and Danforth Another feature: Danforth from Main to Dawes a traffic choke point for buses, streetcars, and clueless drivers -- now down to one lane each way...

" ... in the highly desirable east end Toronto neighbourhood." Translation: " We're running out of barely affordable chunks of space in Toronto. This armpit is what we have left to work with." [ I can call it that because I live nearby. Don't even ask about that CrappyTire. ]

So freakin' COOL. Can imagine this would also be possible with electric buses ....?

An interesting solution to keeping pigeons/birds from roosting on balconies. And this might avoid future expensive maintenance on decrepit balcony railings in 20+ years. And while this solution could prevent birds from coming onto a balcony, it might also prevent some things from leaving a...

    Toronto 25 Sewells | 32.91m | 9s | Brenyon Way Charitable Foundation | SvN

People have mentioned that it doesn't look anything like the most recent buildings downtown. But this proposal is not downtown. It's in Malvern/Scarborough. A quick check of Google Streetview show existing buildings along Sewells are almost identical in their "slab-ness". If the intention of...

I'm sorry but this looks like it might belong in the old Regent Park -- the one that was recently torn down -- or the current Lawrence Heights neighbourhood. Affordable housing does not always have to look like "warehousing for the poor". It seems like minimal effort was given to this design...

Unfortunately, first impression was "university dorms". Which is fine for students. But for long term residents? Aren't there any successors to Safdie's Habitat?
