I respect everyone's opinion. Some may view Graffiti as an art, others an eye sore. But I would hope that we can all agree that that tunnel is just plain disgusting! It is so ugly nobody wants to even waste their spray can on it!!! That has to tell us something! LOOOL
Hello all,
Just dropped by quick to say hello and separate myself from the 'one post wonders' loool
Tunnel is ugly no doubt.
A GOOD Lawyer is very important especially if it is your first time. But as mentioned above not obligatory.
Hi Nick,
#1 I am not aware of Zip having more than a couple of cars at any building type location. Either way they can always use the outdoor parking on the lake across the street which I find to be very convenient for visitors to our building/area....
#2 U obviously know mortgages. So...
Thanx a lot for pix btw!
I wanted to add that there is a Rabba and dry cleaning among other stores under my current building. It is extremely convenient! I can buy just about anything in my pijamas without even crossing a street! It is weird that moving from a semi-suburb to Toronto will mean...
Hello All,
Great info Josef and everyone else. Been crazy busy and back on this site for first time since Feb. The questions about more delays, mortgage rates, pool and real estate prices prompted me to send this.
Of course more delays would be a disaster. But they still have room to delay...
Not to worry Josef, you are not talking to yourself... I assure you. I think a lot of people benefit from the posts but do not reply for different reasons (shy, not members, not sure they have something to add... whatever...).
I am not alone I am sure when I say this is all very helpful. For...
Thanx Josef for always being positive.
Apatel that is a good breakdown. I am familiar with Tarion and how brutal they are when dealing with small builders/vendors. I look forward to seeing how they deal with big players like Pemberton. I think we all know that in the end Caddyfleet is sadly...
Couchiching and Top of towers
Hello Everyone,
Hope you are all well. Very disappointed by extreme delays in construction but moving on.......
1-What do you guys n gals think of the Couchiching on the 6th floor? Thank you Josef for mentioning that there are 2 left on 6th floor of each...
Delay and occupancy
Hello guys,
I haven't been on here in ages.
I just got the letter today. I am devastated:(
I bought in West tower in 2006 and really truly believed that April 2010 was the end of all delays. I cannot believe this letter stating 'July 2010' as occupancy date.
I...
Playground I like, I will even join u on the swing :D but the hideous shack's gotta go:mad: There must be something we can do about it...
Did you say the owner doesn't like graffiti? LOOOL
Jokes, that would be VERY counter-productive
haven't seen those trucks, but looking forward to knowing why....
What do u think of that wooden blue Burger shack SMACK DAB in front of PL??
I am 11th floor so not too impacted but it is not exactly a 'kewl' looking shack....
Thanx guys, I am not trying to get out of the contract as I still plan on living there. I will look for a real estate lawyer who doesn't just push paper but actually does litigation to hear options
Delays and recourse
Hope everyone is doing well,
I wanted to get people's experience with long delays from expected date of closing to the actual one. Anyone explore legal steps for compensation?
I bought in Aug of 2006 and was told expect approx. closing June 2008, now the realistic date...
Thank you. Are you referring to those units on the platform? They don't help at all but it is a very different buyer I think. April 2010 is more realistic for $550 range. 11th floor (phase I), everything higher was gone but I think it is high enough not to c cars out the window and not too high...
Point taken and considered hehehe
It definitely is not Bay street... however.....
#1 There is a lot of supply on Bay street and it is only growing (Murano, Burano,.... and many more on it or nearby)
#2 It is a super unique location directly on the water and the absolute last option anywhere...
Hello
I paid about 380/sqft Huron, the 550 quote is confirmed by 3 different realtors for new Bay street condos. I was also surprised that is why I checked with different ones and all were very direct without any interest in playing me.
Prices per sqft
I am in Park Lake to live not to sell (at least not any time soon, since I bought in 2006).
But a realtor on Bay was quoting new condos in that location at $550/sqft !!!!
WOW!!! That is an amazing jump in prices!! I wonder if PL is close to that? That would be beautiful
Good point
Good point. It is easily over $6500 with taxes.
Where did you get the $480/sqft estimate of current prices?
What is source for that?
Thank you in advance.
That is very welcome news Ric if the price per sqft has jumped that much!!
I agree that the location is unique and given the scarcity of living space on the lake it is bound to rise in price.
I am not looking to sell any time soon anyways.
Re: Proximity to Gardner, I agree that it is...
