I know some of you don't appreciate me linking my reports here, but I actually wrote a section on Toronto's housing bubble earlier this year: https://fortressrealdevelopments.com/news/mm8-fortress-fall2017/

    Baby, we got a bubble!?

    Baby, we got a bubble!?

The numbers being quoted in the article are for "unoccupied by usual resident" not just unoccupied. Likely a huge portion of those units are occupied by students, where their usual residence is their parents address. If you look at the Metro areas with the highest percentage of these units, they...

    Baby, we got a bubble!?

I would have preferred to focus more on middle-class affordability as opposed to social housing or "non-market" housing as that is not really my area of expertise. It is clear that major government incentives are required to improve that segment of the housing market. I would never recommend...

    Baby, we got a bubble!?

I wanted to make sure nrb knows I'll be on TVO's The Agenda with Steven Paikin tonight talking housing affordability: https://twitter.com/TheAgenda/status/780498599251632129 I didn't think he/she would want to miss it.

I take a crack at the foreign housing debate in my latest housing market report. I look at the experiences in Australia and New Zealand. Taxes and government actions have yet to cool those markets: https://fortressrealdevelopments.com/news/mm-ben-myers-pulse-edition-fall-2016/

    Baby, we got a bubble!?

s3rp, they sure did, not just the core, the entire GTA. Condo completions are down and so are resale listings. See the chart I posted yesterday: https://twitter.com/benmyers29/status/773969230765166594

    Baby, we got a bubble!?

Land supply constraints is the biggest factor. Natural constraints like water, mountains, are huge as are zoning restrictions in housing price appreciation. These often lead to more NIMBYism and the cartelization of land ownership...

    Baby, we got a bubble!?

I find it funny that people are still on the "we're overbuilding" train. According to CMHC, over 32,000 condo apartments completed in 2015, while prices and rents went up. 21,500 completions scheduled this year per Altus Data Solutions. Market seems to be doing well, my presentation from the...

    Baby, we got a bubble!?

The GTA added something like 120,000 jobs in 2015, the highest level in a over a decade, and 75,000 new residents. So you probably need about 45,000 to 50,000 new units to accommodate that type of growth. The development industry will likely deliver less than 40,000 units. It's musical chairs...

    Baby, we got a bubble!?

Interesting that CMHC has continued to say there are "problematic conditions" in several markets, yet if you read their forecasts, they are still calling for rental growth, resale price growth and new home price growth in almost all of the major markets in Canada in 2016 and 2017.

    Baby, we got a bubble!?

In theory this makes sense, but in reality although housing is a necessary good, not everyone needs to own a house and as we know about 30% to 35% of people rent. Inflation is based on the price movements of a basket of goods, and there are likely a lot of items that very quite dramatically...

Curious why you think house prices should track inflation?

    Baby, we got a bubble!?

Rental Market Report - October 2015 Table 4.3.1 GTA condo universe: 349,503 Total units leased: 105,317 MLS units leased in 2015: 27,000 If you assume the average tenant stays for three years, that assumes MLS accounts for about 81,000 (27K x 3) of the 105,000 that are leased through MLS
