    Toronto 1 King West Hotel and Residence | 176.17m | 51s | Stinson | Stanford Downey

For purely selfish reasons, is there a projected completion date for these renovations ? Thanks.

Toronto St Regis Toronto Hotel and Residences | 281.93m | 58s | JFC Capital | Zeidler

It's so bizzare because I recently stayed at the Trump Hotel and it truly is 5 star hotel with impeccable service. It is like two separate worlds once you step inside.

    Toronto Monde | 149.95m | 44s | Great Gulf | Moshe Safdie

FWIW, I've been told that construction of this will start towards the end of the year. My source isn't the most reliable, so please take it with a decent sized grain of salt. Sales were/have been slow for a couple of reasons a.) this is/was a big project relative to it's height. (545 units?)...

    Toronto Yorkdale Shopping Centre | ?m | ?s | Oxford Properties | MMC Architecture

Yorkdale already charges for parking in the underground lots. And it has valet parking already thanks to Holts.

And these landlords will quickly learn that they'll need to better screen their tenants and include cost of repairs/refreshing every X year(s) in their carrying costs for the unit. 4 tenants in 2 years is absurd and far from the norm IMO.

    Toronto Aqualina at Bayside | 47.85m | 13s | Tridel | Arquitectonica

I meant to type 80%, not 60% so maybe that's a bit better news overall. They had their first "VIP" (heh) sales weekend the first weekend in November.

Toronto Bathurst Quay Revitalization | ?m | ?s | City of Toronto | Kearns Mancini

Besides some of the stuff in North York (Aria, etc) what else have they completed that was "serious crap" in terms of residential ? Their three most recent projects are Absolute, L Tower and Pier 27. I don't know if any other developer can boast three projects like that in their current portfolio.

    Toronto Aqualina at Bayside | 47.85m | 13s | Tridel | Arquitectonica

It's been just a few days past the rescission deadline, so the numbers might be a bit off but I heard some rumblings (unverified) of it being nearly 60 percent sold.

    Investment Property, wait or buy?

As daveto mentioned, I meant less than 1% gross monthly and it is not based on CMV. I usually lean towards 20% downpayment. Sorry. Yes you are right. In my case my statement remains true because I include all of the factors your mentioned in the monthly carrying costs, therefore making the...

    Investment Property, wait or buy?

Without getting into specifics, I've had/have properties that returned less than 1% gross rent, but were cash flow positive in terms of carrying costs. So there was a profit of a few hundred dollars after the monthly carrying costs. These were not condos however but single unit homes.

If you don't mind me asking, was that $522k including parking/locker or before parking and the locker ? As for his view, the building to the west is 4 storeys high. Looking at aerial shots, it looks like he would be staring directly at all the HVAC on the roof. However, beyond that, he should...

Granny was not referring to your unit. If you paid only 70K more for a 1400(wow!!) square foot terrace, I'd say you did well. The only thing to note about your unit is that your terrace sits against the south most building on church street (The one with the Irish pub inside). So at the 6th...

Sorry about that carturo. What I meant was that if there was no terrace division, you would be staring at a wall. At that height, your west view won't clear the adjacent building. However, looking back the keyplate, if you can see over the terrace division, you will be looking at a brick wall...

The price is very good IMO. The layout is pretty nice as well. The one thing to consider about the "view" is that because of the location you might be starting directly at the blank wall of the building next door. You would have to be on at least the 6th floor to clear the building next door...

Thanks for the reply.Yes, the price is just a few dollars more than $475. It technically has two juliet blaconies (which I personally despise) but this means that you can actually open doors, instead of just small window openings. This would be an investment. Depending on the market, it would...

Alright fellas (and gals), what do you think of this unit ? price per square foot is very close to Carturo's. The cons in my opinion are 1.) The noise because it is the 3rd floor. 2.) No balcony 3.) Bowling alley unit (mitigated slightly by the fact that this unit fronts Berczy park, so there...

I'm going to echo JayBee's sentiment. If the pricing was more in line with some of the newer developments in C1/C2/C8 - i.e. easily north of $600 pp sq.ft, then I could see your point. However, most units were in the $500-$550 range, so I think in 3+ years, there is room for some decent...

Haha. I have an appointment at 2:45. Maybe I'll get scraps. What unit were you considering (initially) and what did you end up with ? If you don't mind me asking.
