    Toronto | Promenade Mall Revitalization | ?m | 35s | Liberty Development | WZMH

Ha - it's hard to get the subtler jokes across on a forum post :)

    Rail Deck Park (?, ?, ?)

All due respect, you should go to Wikipedia, for starters, and read about the budget for Millennium Park and who paid for it. SPOILER: It wasn't cheap or under budget or entirely paid for by the municipality, which didn't own the air rights. But having lived my whole life in and around Toronto...

Actually, there was an Active Green+Ross attached to the front of Sears and that's what's being torn down there. Sears is the mall bit that's still very much there. Recognizing that not everyone would have known that, I stand by the joke, despite being forced to explain it.

Looks more like an IN-active Green+Ross. Right? Right?

    Rail Deck Park (?, ?, ?)

Thanks for looking that up! I look forward to seeing the City's strategy for paying it. Maybe it'll all make sense once they lay it out but given how things have been in flux with Sections 37 and 42, given what's already in the kitty and given the City's longstanding reluctance to use even the...

    Rail Deck Park (?, ?, ?)

Even if you're right about the impacts of the new CBC (which I don't think is certain), Section 42 money is not remotely enough to cover the cost. Someone out there might have the exact numbers but I believe the entirety of the City's Section 42 stash would cover something like 10% of the costs...

Hey, you buried the lede: The new Tim Horton's is bumping too. 🙄

Of course, the redevelopment will all be starting on the east side of the mall (this is the west) but they'll get there eventually.

    Rail Deck Park (?, ?, ?)

From Jennifer Pagliaro at the Star, a letter from Craft outlining what they want for the Air Rights. This will all get exciting before it's said and done, I'm sure.

    YRT/Viva Construction Thread (Rapidways, Terminals)

Exciting news from York Region. I expect @ShonTron and others will be very excited :) ALL CAPS!! A NEW PENGUIN!

    Rail Deck Park (?, ?, ?)

No one has said they don't want the park. No one looks at the renderings (at least speaking for myself) and says, "I don't want this!" or "Parks are worthless!" or "Tourists will never come here!" or anything like that. My criticism is not of the idea but of the process. And the parks you list...

    Rail Deck Park (?, ?, ?)

You're making a political argument, definitely not a legal one. As a "notion," all you're doing is adding adjectives.. If the government wants to seize the house in which you live to build a park or a highway or something else, what you're using it for or its development potential is not...

    Rail Deck Park (?, ?, ?)

And what makes you think THAT aspect is a foreign concept? You say "aggressive attempt to extract value," and I say that if they are the legal landowners, they have every right to do so. If they're not... less so. I hope/assume it's somewhere back on this thread but my recollection is that...

    Rail Deck Park (?, ?, ?)

Not to the extent that the point is they want to build a park I think most of us agree is a good idea, but they neither own the land upon which they want to put it and nor do they have a solid estimate of what it will cost. The example is obviously a bit of hyperbole - Rail Deck Park isn't...

    Rail Deck Park (?, ?, ?)

I suppose there is something of a grey area and it may yet be a legal one as much as anything else. But it seems to me the clear implication (from both sides) is that Craft thinks they purchased the rights and the City has been trying to give them some money so they can avoid expropriation. And...

    Rail Deck Park (?, ?, ?)

At the risk of answering my own question about cynicism, the rational approach you suggest has been deemed an affront to the people of Toronto; the needle hasn't even budged as the question, "Does CRAFT even actually own the air rights?" has become a pretty clear, "Um yes." Just look at those...

    Rail Deck Park (?, ?, ?)

Seems like a Catch-22... the City isn't arguing they aren't prime lands, just that a park is more important to put there than more buildings. You don't have to do very much, as a developer, to say, "This huge chunk of land in downtown Toronto is super-valuable!" It'll be up to someone else to...

    Rail Deck Park (?, ?, ?)

Looks like they're moving forward though the costs of expropriating the air rights remains fuzzy, at best. (Of course, the explicit talk of expropriation is a de facto confirmation that the City doesn't have the rights and Craft seems to...) We should start a pool/poll on this thread to guess...

    407 Transitway

It would, if nothing else, link THREE Urban Growth Centres (VMC, Langstaff/RHC and Markham Centre) but priorities have shifted elsewhere. And given the news the last few days about how the GO electrification is going, who knows what the future holds?

    407 Transitway

The original Big Move has the first phase listed as "Years 16 to 25" (which would have been 2024-2033). The first component of the dedicated 407 Transitway will provide rapid transit service through York Region, continuing as high speed bus service to the east and west along Highway 407, and...
