It is an elevation for a site plan approval which doesn't concern interior design, not a render. The core is not going to be monolithic grey, they just wouldn't show the stone in this type of drawing, or lighting, or any other details really. The green is used to contrast where the glass is and...

This is 100% why. They dont want to have the exterior look like Google. Every anchor is going to want signage on that wall on Bay Street.

    Toronto | The HUB | 258m | 57s | Oxford Properties | Rogers Stirk Harbour

Generic industry knowledge of office development economics. Nothing specific except that a. Oxford hasn't ever gone spec and b. This is a very expensive tower given the spec and the rates are likely well above CIBC Square meaning not many tenants who could afford it ...

    Toronto | The HUB | 258m | 57s | Oxford Properties | Rogers Stirk Harbour

They've screwed themselves on this. There are no anchor tenants, maybe except RBC, who need a new office and could pay for this. They arent going to kick this off without at least a 40% lease ...

They originally requested that and it was supported by Crrssy but Tory shut it down at council because he was on a no lane closure kick. They have a full time cop on the corner managing pedestrians at a way higher cost than closing the lane.

    Best Toronto Midrise architects?

I saw Icon and thought they were interesting too. As an aside, I did do a conceptual massing and the setbacks are killing my economics. I need all the density I can get to make mid-rise work, and the setbacks required by the midrise guidelines are both reducing density, and shooting my formwork...

    Best Toronto Midrise architects?

Hi - working on a project on the side. An 50-60 unit rental apartment downtown; 5 storeys, likely. Mid-end. My mental benchmark is the Mod'n in Burlington. Maybe some towns if economics permit. This isn't quite "missing middle" but there isn't a lot of experience in this realm and my experience...
