    Toronto The Well | 174.03m | 46s | RioCan | Hariri Pontarini

Has there been talk of changing Draper into commercial/residential zoning? I.e. if restaurants could open on the street? Not to force residents out, but over time it would likely turn all commercial, and would look amazing

    Toronto BMO Field Renovations | ?m | ?s | MLSE | Gensler

That's too bad, but it makes sense. I had wondered why AFC Toronto specifically didn't try it. York is just so far, but Lamport looks like it would almost need to be torn down to make it even semi-professional grade

    Toronto BMO Field Renovations | ?m | ?s | MLSE | Gensler

Yeah, you're not wrong, some CFL fans are like that, and the league has dropped the ball, hard, on doing basically zero marketing in the Toronto area for like 20 years. Though it's bizarre how somehow it's looked at as bad to support something homegrown. There's also frustration when the Toronto...

    Toronto BMO Field Renovations | ?m | ?s | MLSE | Gensler

I'm not sure what point you're making here. Both the Argos and TFC play in a city-owned stadium. And I'm sure TFC will benefit from the World Cup enhancements being done. And I think there's a good argument this isn't a good football market. Bills had to give away free tickets by the end, and...

    Toronto BMO Field Renovations | ?m | ?s | MLSE | Gensler

Agreed on the attendance issue. There have just been many comments on here and elsewhere that somehow TFC has some 'right' to have a City of Toronto designed stadium. Having the temporary North stands for TFC also makes a for a garbage Argos atmosphere in the North end, so it cuts both ways...

    Toronto BMO Field Renovations | ?m | ?s | MLSE | Gensler

As per google, TFC hasn't sold out BMO field since 2017. They're currently averaging 20k fans. The Argos are averaging 15k fans, trending up. As has been noted, playoff games regularly get 23k - 25k people. Even the Canadian national soccer team only averaged 15k - 20k people at the tournament...

    Toronto 24-26B Lewis Street | 13m | 3s | Green Street Flats | Dubbeldam

Not sure what the single stair was to be honest, but it seems that every unit has an entrance to the outside - there are a lot of side and back entrances. The 2/3 bedroom units are on the second/third floor, so there seems to be an internal staircase to access them

Great proposal. Looks like it'll be the following unit breakdown 1-Beds: 8 Units, roughly 500SF 2-Bed + Den: 4 Units (though it looks more like two 1 bed + 2 dens, as one of the 'dens' is in the basement in the middle of the property, then 2 proper 2+ dens), roughly 900sf 3-Bed: 4 Units...

    Toronto 8 Parmbelle Crescent | 11.52m | 3s | Nejad | Hyphen Studio

Can someone explain this to me like I'm 5. Is this proposal in any way made easier by any recent zoning changes over the last 2 years? I initially assumed yes, but I now see that multiplex rules only apply to stacked units, not four side-by-side units (i.e. not townhouses). Does this project...

    Toronto Eglinton Line 5 | ?m | ?s | Metrolinx | Arcadis

Does RFD just mean the schedule that they'll likely have on a normal day? I was on Eglinton for a few hours a couple of days ago and saw trains every 4 - 5 minutes in the morning, so just trying to figure out the difference

I've been waiting years to see fourplexes like this get built! Fingers crossed it actually happens.

    Finch West Line 6 LRT

I may have missed the memo on this - does that mean that Finch does have signal priority, but Eglinton doesn't?

Yonge Street Revitalization (Downtown Yonge BIA/City of Toronto)

I work just off Yonge and every time I walk, it blows my mind that Yonge isn't totally pedestrianized. Especially the section between Bloor and Dundas. Even during rush hour, there are barely any cars on that stretch. The traffic only starts at Queen where the offices are

    Toronto 2343 Gerrard East | 11m | 3s | UrbinCo | Studio JCI

I saw that - they were trying to sell these units for like $1,000psf, which seemed absurd to me given the location/lack of amenities

    Zoning Reform Ideas

Are sixplexes permitted to be bigger than fourplexes? If the structures would be the same size, my thinking is that in the outer 416, there would be more demand for 5,000 / 4 = 1,250SF units, compared to 5,000 / 6 = 833sf units. Especially since most of these units won't have parking and will...

Great to hear! Just thinking, are there other parks that use turf? I can't picture any...

No, agreed. There should be no carve-outs. Just acknowledging that compared to, let's say, 2 years ago, you can now build a lot more units in a lot more places.

Agreed on withholding funding. The fact that East York alone is included is huge. So many wartime bungalows on big lots. With the OL coming up, you can see a boom in micro-condos coming

    Zoning Reform Ideas

I was disappointed at first, but when you look at the land area and density where sixplexes will now permitted, it's actually a solid step. I suspect most of the demand initially would be in the approved wards anyway, since there's better transit. I have a hard time believing that you'd have...
