Even in a warming climate, Toronto will remain relatively cold throughout much of the year. The article cites an increase of up to 36 uncomfortably hot days a year; there are another 329 days. Not only that we'll still have our depressingly short days with limited sunlight for a good 4 months of...

A big issue is a lot of these investor owned units become ghost hotels, short term rentals, etc. Better ROI than long term tenants, so often they don't end up as much needed rental housing.

Definitely, agreed especially with loving what you do, but also being able to call things out and look at ways to improve. I'm in the food industry, another hot topic these days, so I know well enough.

Thanks for the response. Clearly there are massive shifts needed across a number of issues from policy to lending, as you've mentioned. I also don't mean to demonize the industry, as with anything it's a business, I just feel that a lot of comments that suggest we need to build more condos, or...

All these condos have likely worsened the housing crisis if anything. Over 50% of condos built since 2016 were bought by investors. I think it's getting harder and harder to believe that more condos are going to do anything other than enrich investors and developers. Then of course you have...

And that right there is a big if.

What a joke. A kitchen backsplash as your bedroom window? The other bedroom isn't much better, looks like a mail slot of a window. These layouts have got out of hand. For reference here's an identically sized 2-bed in a building I lived in years ago. We were only in a 1-bed unit, but the...

It would look a lot better if the east "tower" cladding was red instead of white, continue the theme of the podium. Last thing our skyline needs is more bluey grey glass. The approach on the Lakeshore East GO train is welcomed by an amorphous blob of blah these days.

The mansard with asphalt shingles is :chef's kiss: 🤌

Ah the classic 1960s/1970s apartment with mixed brick & corrugated metal facade. A true Toronto vernacular.

Well the relationship with the heritage is awful and the tower is dreary and banal, but kudos to them for the real slate shingles. That's some impressive work on the mansard roof.

    Laneway and Garden Houses (various)

I have a friend who lives in one of those "new urbanism" developments in the Cornell area of Markham and I've noticed a number of people are adding suites to the laneway garages. In fact checking out Google Maps shows that some have existed for years now. I was surprised to see them.

    Niagara Falls Toronto Power Generating Station Redevelopment | ?m | 6s | Pearle Hospitality | +VG

I actually quite like this proposal, it offers a lot. The free public observation deck, public art gallery and E.J. Lennox museum are all great and I hope they make the final cut. As touched on earlier in this thread, we probably don't need (or would be able to realistically support) another...

I bought an espresso machine and never looked back, it'll pay for itself pretty quickly coffee with prices these days. I'll still buy beans from area roasters to support local though. And now that I know it's not the Americano that's 7 bucks, <$4 ain't too bad. That or black drip is all I need.

Exactly. I've never understood the setback hate. Not only does it make for a more interesting building form, but it creates better outdoor spaces for units on a setback floor and reduces the dark, windswept canyon effect you get from buildings that lack any stepbacks.

Better. North/south elevations don't look as bad, but still wish they skipped them on the east/west sides at the very least.

Yea I dunno, it's looking very generic 1980s office park to me and nothing like the renders so far. It's still early though.
