I am assuming that The One is being referred to as mixed use because of its hotel component just like how the St. Regis is claimed to be the tallest mixed use building in Canada with its hotel, with Sky Tower being the first tallest residential tower.

It is also taking away half of the park that was built 3 years ago.. Very odd.

To be fair, Markham's master plan for this area was for business employment, and was designated for a new future urban area along with future neighbourhood areas that are already in the zoning and planning process. This MZO just seems to accelerate the use of this land, and the development...

I guess that material board was wrong because that is atrocious. Unless that it is just for that back portion, that is not promising at all.
