Address At High Pk (Chestnut Hill Homes) - Real Estate

I got a letter about a week ago saying construction had started. Thanks... Anyone want to wager an occupancy date? Original was March 2012. I was hoping for September 2012 but based on the progress so far I'm guessing March 2013 is more like a reasonable date.

Looking at the April 3 photos and the May 3 photos it doesn't look like very much was done in a month.

Drove by the site on Friday. Doesn't seem like they've progressed much deeper in the last 2 weeks.

    Baby, we got a bubble!?

Perspective in the "new" market. I rented my current place at the Vu in Dec 2009. 1+1 with a terrace on the 4th floor with parking -> $1600 Current rents for comparable units are at $1800. 12.5% increase in little over a year.

So I've heard they've started the digging. I guess I'll have to drop by this weekend to check out the progress.

I visited the site on family day. The Pile driver looks to be done 3 of the 4 sides. I would love to see digging start by the end of march.

    Upside Down + Fuse Condos (Channington/Brownstone, 14s x2, 26s x2, Burka)

10 months is basically impossible at this point. Based on other projects in the GTA of this size you're looking at the following timelines: 1) Shoring - 2-3 months 2) Digging - 2-3 months 3) Pouring for bottom - 1 month 4) Pouring to ground level (~3 weeks a floor) - 3 months So it will...

    Baby, we got a bubble!?

I'd say ambitious is a bit of an understatement. I'm currently at the Vu in. A 750 sq ft 1+1 with 200sq foot terrace for $1600 a month. That includes parking. I'd think without parking you'd be looking at 1,300-1,400 tops.

I was wondering how they were doing work without the shoring permit but it was applied for in Feb '10 and issued late Nov: Application: Partial Permit Status: Permit Issued Location: 1638 BLOOR ST W TORONTO M6P 4A8 Ward 14: Parkdale-High Park...

Toronto The Address at High Park | ?m | 12s | Chestnut Hill | BDP Quadrangle

I'm on the 12th and had the same concern. During my 2 week period i stopped by every night and stood behind the building judging the amount of noise. The only part that you can really hear at ground level is the squeeling of the brakes going in to Keele. And even that isn't that bad. For the...

    Baby, we got a bubble!?

I wasn't trying to prove one way or the other. I just like to ensure that when I talk about numbers I've verified my facts. There tends to be a habit on forums to spit out made up facts to bolster an arguement. People can come up with statistics to prove anything. 14% of people know that.

    Baby, we got a bubble!?

I was going through the CMHC financials (here: http://www.cmhc-schl.gc.ca/en/corp/about/anrecopl/index.cfm) and came across this table in their risk management section which I found interesting. Insurance-in-force Insurance-in-force in 2009 was $472.6 billion. The following table shows the...

    Baby, we got a bubble!?

Correct W19 - Is Mississauga W27 - Is halton Hills W28 - Is Caledon Looking at nov vs nov can be misleading. One data point does not a trend make. I don't think anyone is arguing that activity is down over last years record breaking November.
