exactly the reason they are doing it. No fobs for the elevators, however, you will need your fob for the parking garage.

i had my picture taken on thursday when I visited the building. I think you guys are mistaken. From my conversation, the picture will show up on a computer screen when you use your fob to enter the front doors.

depends on your budget. Try King East (east of jarvis). EQ3 is one off the top of my head. Lots of other furniture stores right around there and all within walking distance. Casa Life (I think its called in Liberty Village near the Brazen Head. Lots of nice furniture for condos. Queen West...

500 Sherbourne Condos (Times Group Corporation) - Real Estate -

Sorry Jaybee, I know the buildings you are talking about. I grew up in the area. I think the buildings were built in the late 80's or early 90's. Probably very spacious units instead of the 500 sf 1 bd they build today.

    Liberty Village Towers/Bliss (CanAlfa, 24 + 20s, IBI-HB)

I was very critical of this project the moment I saw that grey and blue cladding (i think its called). I drive by this project daily and its starting to grow on me. The blue cladding on the side facing south from the Gardener actually looks good. I am reconsidering the project and plan to...

I believe Concorde built City Place where I'm staying right now. Its an awful building with terrible finishes. In additon, 4 high rise buildings share 30 visitor spots.

500 Sherbourne Condos (Times Group Corporation) - Real Estate -

I picked up my keys on Saturday and parked in visitor parking. I counted the number of visitor spots, can't remember the exact number but around 15-20. For a building with 350 units, thats alot of visitor spots. I was only expecting 5 or so. Anyway, the building is looking great!

    Toronto 500 Sherbourne | ?m | 34s | Times Group | Northgrave

no "anti slam drawers", they were an upgrade. Never heard of these being standard in a cookie cutter builiding. I was quoted $1,200 for only a bank of drawers in another project that I purchased in. Seems like a complete rip off, not sure how much the Times Group was charging.

    Toronto 500 Sherbourne | ?m | 34s | Times Group | Northgrave

Just completed my PDI today, and totally agree with Jaybee. No deficiencies except for some marks on the wall. Screen not installed on the sliding doors for balcony. Very good finishes and workmanship. Lobby will look very good, elevators are big, hallways to the units are quite large. Too...

    Condo Upgrades

Are you serious? Maybe a garage for $330K. Wake up to current prices, I paid $330 per square foot. Today, the immediate area is $450 per foot.

    Condo Upgrades

thanks for all the responses. I purchased a pre construction condo for approx $330K with parking. After itemizing my upgrades, I am still spending over $35k in upgrades. Is that number too high? Not sure if there is a rule of thumb for upgrades versus purchase price, I would appreciate your...

    Condo Upgrades

I received a list of upgrade choices from my builder. I was hoping someone can help me 1. difference between sealed concrete ceilings and smooth ceilings (are smooth ceilings just drywalled?) 2. When installing the engineered hardwood flooring, does the builder typically lay the hardwood...

    Baby, we got a bubble!?

Its based on market value. Example if you put 10% down on a $300K pre construction project and its worth 400K at the time its registered you wont be required to come up with a bigger down payment or a mortgage (whether its grandfathered or not). Think about it you have $130K in equity at the...

    Baby, we got a bubble!?

I think everyone is focusing on pricing too much. Has it occurred to anyone that constrained supply is the principle reason for increasing prices. Once you see an increase in supply, pricing will level off or even fall. Demand is lower from the records set in 2007. Remember, their is alot of...

    Liberty Village Towers/Bliss (CanAlfa, 24 + 20s, IBI-HB)

Maybe so. That means the area will have two ugly condos. I will never buy pre construction again. At least my unit has appreciated in value since purchase.

    Liberty Village Towers/Bliss (CanAlfa, 24 + 20s, IBI-HB)

I went by the sales centre on Saturday and looked at the model. The building going up is identical to the model (except for the grey instead of black). Too bad, the model looks pretty good. The structure going up looks awful (to date). I was planning on spending alot of money upgrading my...

    My Floor Plan

I like the floor plan and the walk through is fine. Perhaps get rid of the sliders on the closet and get a custom built organizer for both sides. I have a unit in Bliss (Catalina) with a walk through and that's my intention.

    Shorting the Canadian RE Market

The most direct way to short canadian real estate would be to find a publicly traded canadian home or condo developer and sell short their shares. Having said this, I am not aware of any publicly traded developer. Most are small regional players.

    Liberty Village Towers/Bliss (CanAlfa, 24 + 20s, IBI-HB)

thanks simuls. I went to the website and noticed the wall on the Liberty Towers website. On the Bliss site, there is no such wall just windows from the floor to ceiling. Anyone know if Bliss will have the 2ft wall like Liberty Towers?

    Liberty Village Towers/Bliss (CanAlfa, 24 + 20s, IBI-HB)

The bottom third of the window's are covered in grey. Is this being done for the first several floors or will it be consistent for all floors?
