To answer your question I think for the specs that you are looking for $450 is a bit low. I know from personal experience that cityplace - a brand new building @ cityplace, higher floor 30's & 40's corner units, upgraded appliance with parking and locker would be in the $500 - $600 range...

I would agree, as the city gets bigger and space becomes an issue, I think Jarvis will naturally be another corridor to the city and so the developments will follow. I think the stigma of the name Jarvis will slowly disappear in the next five years.

Being a purchaser on a unit in the building, I'm confused by the strategy that Great Gulf is taking with their sales. They have closed their sales office for over a year and I would imagine that since then that sales have been slower. There are two schools of thought when your looking at sales...

Thanks Jmac I think the garage has about 300 spaces so about 6 floors, so 50 spaces per floor, the footprint looks to pre pretty big as it stretches all the way to the west side of the property which will be under the amenity and townhome area. I expect them to be at ground level by June...
