    Crazy disappointing. The massing and scale of this are so perfect for the neighbourhood, and it’s replacing the ugliest parking lot on the planet, and then they hit us with some cladding they bought on Kijiji from some developer who decided not to use it in 1997 because it looked too cheap...

    Precast brick installation has start on the lower levels. While not disastrous, it’s.. pretty bad. Much paler than the rich tone shown in the renders, and big XO1 vibes with the panel gaps. Pretty disappointing. Sorry for the bad photos. The curved southwest corner remains unclad, we’ll see...

    I’ll be sad to see the Richmond street Scotia Cineplex go in a year or three, I have a ton of great memories of that theatre, but from this angle, you can really see that corner crying out to be redeveloped. It looks so squat and sad.

    A bit early to pass any sort of final judgement on the cladding, but it’s looking like 5.5 or 6/10 to me. Better than Nobu and Peter and Adelaide, but those are low, low bars to clear. Never a fan of green glass, but there is certain crispness that might come to life here. Overall, not too excited.

I love the design of the balconies in those upward facing shots, like honestly some of the best designed in the city, and there are a lot of balconies.     Honestly, I’d probably take Nobu over this. So outrageously ugly, particularly the south-facing cladding, above the first setback. It doesn’t get much worse than this.

    Based on that render, one could argue they were never part of the exterior, as if you look close, it’s a little vague, but agreed, this would be a disagreeable development.
