    Strong as in good value. Consider 18 Yorkville has recent sales averaging in the $800 PSF. It was thought that this development would be in the $750-$850 range, and it still may be. But its interesting that it looks like they are going lower then that at $700 and under. I should have pricing soon.

    When pricing, developers try to price their developments at or about the Price per square foot of the resale units in the area.     It depends on what is spelled out in the Agreement of Purchase and Sale. There should be a specific clause that dictates how the Deposit is to be handled and what fees or interest would be attached if the project fails to move forward. Id be interested to see that clause.

    Very true. If a project is only asking for 15% down, with 5 years closing (with anticipations it could go 6-7) and the ability to get anywhere from 10,000-30,000 off of the original price, the best option for investment in my opinion is pre-construction. Im biased, but I have seen it succeed.

    Are the down payments structures similar? When is the expected closing date of each building? What is the comparable sales in the area? Is it for rental or flipping? All worthwhile questions when looking into an investment.

    Congrats. Good on your agent, those roll calls are crazy, but needed. There have been line ups at One Park West, Daniel's other big project, for about two weeks now.

    I was at the sales office today, looks like a strong project. Phase 2 will be very strong I would assume, based on the feedback and interest I have gotten. I did not see it posted on here, so here are the renderings at the site.

    I was at the Pre-Sale presentation today. 236 units with 20 different models. Ranging from 450 - 1276 Sq. Ft. Sales start very soon
