    Pre built condo buying questions

    1) You'll receive a P&S agreement at the time that you sign and make your first deposit. At that time, you will then be committed to a deposit structure. The sales centre should be able to provide you with the periods that deposits are due. 2) After you make your deposits, I don't see any...

I'd say that I'm in agreement. Will definitely be watching this one closely for awhile.

Libraries today are more than just shelves of books. When I hear "national historic site", I don't see how a library, of high calibre too, can't be incorporated. In fact, it's ideal. A great public use on so many levels. Why not make a national historic site a place where people interact...

    St Lawrence Market

"While the BIA was less receptive to that no-traffic notion, the St. Lawrence Neighbourhood Association general meeting a few days later was almost unanimous in favour of a completely traffic-free zone. Oberman won their applause" Glad to hear that the neighbourhood is in unanimous agreement...

    St Lawrence Market

Real excited about this. I think this small lane in the very centre of the heart of the St. Lawrence neighbourhood is Very Important. The plans are for restaurants and cafes along Market Street and to provide extra space for patios they would like to make Market Street pedestrian only. This is...

    Toronto First Parliament Site | ?m | ?s

Toronto Public Libraries are one of the best managed libraries in the world and is modeled after in other countries. I don't use them often enough, but it is a source of pride in this city that should definitely be appreciated. New and remodeled libraries in this city are quite impressive and...

What are the highlighted floor plan sections?

I wouldn't be worried about whether this unit was a "leftover". It is a good floor plan, has a large balcony, and I'm assuming you like the location and feel it is a living space that you would enjoy. It appears to be a great corner unit. I don't want to make you worry too much and I'm not a...

What are the highlighted floor plan sections?

The wraparound balcony definitely sells this unit. Outside of the hallway at the entrance, I think it's a decent floor plan. I think the den makes for a great foyer as you enter into the unit. It's excellent that the entrance to the bathroom is on that side, away from the kitchen/living...

HBP - what do i need for the banks to release my money

I did it with 2 separate RRSP accounts and both were fairly quick to deposit the funds but certainly not overnight or just a few days. So the sooner, the better. You need to fill out the standard form and fax it to them (I'm all for scanning and sending via email, but they may insist on fax)...

    2010 GTA Condo Market Reviews

    2. The downtown condo market will see sales increasing by 10% and prices up by 3-5%. Condo rental rates will increase by $100 per month on average. The current vacancy rate for the rental condos is under 1% and for apartments it is about 2%. Condos are renting in 10 to 15 days on average...

    Church-Wellesley Village

There'd better not be any Habs bashing going on in this thread or I'm gonna get nasty!! :P To be fair, the way that RC8 presents his ideas can, at first reading, be misconstrued as homophobic to a degree but if you read carefully I don't think he is at all. He might not have as much exposure...

    Toronto Minto30Roe Condos | 113.08m | 34s | Minto Group | Wallman Architects

Just something I overheard at the pub so it's only hearsay and I'm not sure if this is the location in question. Thought it might be, due to the proximity to the main intersection of Yonge & Eglinton (and I'm sure Roehampton was stated). I'm not dreaming of a "mall" at this location. But I'd...

    Toronto King East Centre | 140m | 39s | First Gulf | WZMH

I could be wrong, but the density and demographics might be such that pricing isn't a factor. I look at No Frills as a means of Loblaws entering the neighbourhood. Loblaws owns No Frills and this location simply isn't large enough for the Loblaws format.

83 Redpath Condos (The Benvenuto Group) - Real Estate -

Congratulations! I've been living at Yonge & Eglinton, steps from your new condo, for years and you've chosen what I think is a great building in a great location. Best to you and your fiancee in your new home!

    Toronto Minto30Roe Condos | 113.08m | 34s | Minto Group | Wallman Architects

Overheard at Scruffy Murphy's that there are plans to build a "mall" as part of this development. Obviously, this is hearsay, at the moment. Has anyone else heard anything? Given the location, even though not right on Yonge, and the density of the area, it could be made into a destination as...

    2010 GTA Condo Market Reviews

Best selling can be measured in terms of units sold, % sold, or speed sold. So this ranking is dependent on that determination.

Hst rebate! Condo fees include hst?

Thanks. But still confusing as to what will take place. What can I expect at closing? For a condo under $400K, I'll be charged 2% HST but the developer will pass on the 2% savings previously included in pricing? Thereby, net $0 HST?

Thanks for posting. I read "August" and my instincts rang a bell. I knew that didn't sound right.

Hst rebate! Condo fees include hst?

I've been confused or simply unsure of one thing. I purchased a pre-con condo in December 2009 which will close in 2012. The pricing included GST. At closing, will I have to pay the PST portion of the HST?
