Corktown District (King & Sumach, Streetcar, to 6s, Quadrangle)

Streetcar and the city seem to have come to an agreement on all the "side" issues...visitor parking, garbage pickup, etc. Now the only stumbling block is the site plan (specifically proposed height). Based upon the decision document, there seems to be quite a bit of opposition to this...

    294 Richmond E @ Sherbourne (TLS, 6s, Sweeny &Co.) COMPLETE

While I appreciate the modern asthetic of the building and love all the glass, from the Sherbourne side of the street, it's much less successful. The scale of the building completely overwhelms the gorgeous Victorians next door, the scale is completely out of proportion and I can only hope they...

Corktown District (King & Sumach, Streetcar, to 6s, Quadrangle)

Lovely...however, you do have an "out" now from your contract since reducing the size constitutes a material change.

    Leslieville / Studio District

From today's National Post. Although this "development" is in Riverside - I think it impacts the east side as a whole. I can't imagine the people who bought at Edge will be too happy. A new kind of homeless shelter is to be built in South Riverdale, but some in the quickly gentrifying...

    Toronto East Lofts Condos | ?m | 12s | Harhay | a—A

I live across the street from this development and based on the progress to date (and how long it's taken them to get where they are), I'd guesstimate fall 2009 for occupancy...as a rule of thumb you should add 3-6 months on to what the developer tells you.

Corktown District (King & Sumach, Streetcar, to 6s, Quadrangle)

Catcher...pardon the pun, but purchasers are in a bit of a Catch-22 situation with new builds. The vast majority of new condo developments place units up for sale before the city has given approval. Look at the new developments downtown - Leslieville Lofts, King East, Victory etc. etc. - none...

Corktown District (King & Sumach, Streetcar, to 6s, Quadrangle)

Purchaser at 52 Sumach - we received both a newsletter from Corktown outlining the reason for the delays and a letter (just yesterday) formally extending occupancy to May 29, 2009. You should be receiving something soon. The OMB prehearing on the development was held on April 17th. The OMB...

Corktown District (King & Sumach, Streetcar, to 6s, Quadrangle)

Streetcar sent an update to all Corktown buyers informing us that Phase One has "unfortunately encountered some delays in the rezoning process". A "friendly appeal" has been filed with the OMB although the city endorses the project (which will be presented in the final report to city council in...

The OMB website indicates the pre-hearing is on April 17th...

    Toronto East Lofts Condos | ?m | 12s | Harhay | a—A

At this point, I'd say spring 2009 is more accurate. I live across the street from the development and they aren't even close to finishing excavation of the site.

Corktown District (King & Sumach, Streetcar, to 6s, Quadrangle)

Certainly does. The reduced height and builtform proposal means Streetcar essentially has to go back to the drawing board on 52 Sumach (which I belive is 95% sold). A redesigned building constitutes a "material change" so the buyers in that particular building may cancel their purchase...

Toronto The King East | ?m | 15s | Lamb Dev Corp | Core Architects

Having learning nothing from the Leslieville Lofts debacle (which is still being sold despite being rejected by the city)...plans are full steam ahead on this new development. The following email was sent by BJL brokers to their contacts last night... Good evening, The latest development...

Corktown District (King & Sumach, Streetcar, to 6s, Quadrangle)

Thanks for the info badga. Certainly a different story than Streetcar is telling. I called the developer for an explanation this morning and was told that the OMB case number was a "part of the process to get all of the buildings through". They also claim that all of the city councillors and...

Corktown District (King & Sumach, Streetcar, to 6s, Quadrangle)

The case number is PL071130. I can only assume Streetcar has foreknowledge that council is going to reject the project at an upcoming meeting and have filed with the OMB in order to expedite a hearing (which I don't think can happen without a judgement from council).

Corktown District (King & Sumach, Streetcar, to 6s, Quadrangle)

As a buyer at 549 King E., I've continually checked Toronto & East York Community Council minutes for the approvals on this project. There's been nothing since the orginal proposal was deferred to community consultation in May/June. A quick check of the OMB site today uncovered a case number...

Eeek forgot about Vu! I had better sell my unit at Kings Court before the market is glutted by all this inventory! I've got a couple of years...

Toronto The King East | ?m | 15s | Lamb Dev Corp | Core Architects

Post Eyes Group which sits between the parking lot and Up Country is either undergoing renovations or being gutted for a sales centre. I quite hope the brick building to the north of the parking lot isn't getting torn down. It looks in rough shape now but has lovely bones. The building that...

Nice to see a developer get approval BEFORE opening a sales office (Leslieville Lofts anyone?). Between this building, East, Rezen and The Modern on Richmond, this neighbourhood will be adding 1,000+/- new units in the next 3 years. That's alot of inventory.

    Toronto Clear Spirit | 131.36m | 40s | Cityscape | a—A

I walked by on Saturday afternoon. The above ground parking garage is hideous. The brick is ugly, the shape is boxy and it has zero relationship to the street. The building itself is fine, but the garage should never have been built. As for the Distillery itself, I love this area, but...

    Toronto East Lofts Condos | ?m | 12s | Harhay | a—A

My condo overlooks this development and the demolition crew has been anything but vigilant IMHO. My BF and I watched this incident go down and judging by the way the crew scrambled after the collapse, I don't think it was "controlled" in any way. There was nearly a repeat of the same episode...
