Very well written and insightful article. However, it laid out very few hard facts and cited no research sources. A lot of the analysis seemed anectdotal to me. Kind of a fluff piece.

I think there was an article recently (the star? globe? not sure) where it said that more and more seniors are opting to stay in their detached homes longer. Senior's homes have gotten a pretty bad rap in the media and press over the past decade.

Agreed (regarding it being uneventful). The market shows all signs of being back to normal levels. People seem to be buying and selling here as if there's nothing wrong with the economy.

I would try and nail down the age of each building. "3 to 10" and "3 to 30" are very wide spreads. The age of the building will have an impact on whether maintenance fees will rise for the condo or how much you will be paying to maintain the townhome in the near future. They're pretty close...

There are probably some people out there who remember prices falling in 2008 and skyrocketing soon after. They're probably getting in now thinking the same thing is about to happen.

Where are the agent fees? The opportunity cost seems very low. Are the tax savings mitigated by the fact that the renter will have more funds available for RRSP/TFSA savings? Maintenance costs will likely go up as the building ages. Also, condos tend not to have the same rate of appreciation...
