    Baby, we got a bubble!?

Yes, but even sabermetrics isn't the be all and end all of predicting a player's future performance. I'm sure it's being constantly fine tuned to include factors that were previously missed, and new factors due to the changing nature of the game. Rent-to-price is a great starting point. I...

    Baby, we got a bubble!?

That is a great point. Relying solely on rent multiples is seriously erroneous. The media cites rent multiples because it's a very simple stat for most readers to grasp. Getting into too much detail would bore the average reader. They do it in sports, too. Batting average and homers have...

    Baby, we got a bubble!?

If they're going to bulldoze the home to put a new one in its place, then the fact that it's a shabby bungalow has no bearing on the value of the property to investor. If this lot is in a really good location, it may not have been that bad a purchase decision.

I hope you were you being sarcastic? Oil is a commodity.

    spire vs. vu condos

We lived at the Spire for just over a year. The one thing that really bugged me was that you had to switch elevators from the parking elevators to the main elevators. Gets noisy on windy days. Other than that, it's a really nice building. Great views all around. Nice layouts. Loved the...

    Baby, we got a bubble!?

Yep, on the first year you'll be paying about $5000 towards your principle and if prices go up a modest 5%, that's another $17,500 of added equity. The opportunity cost of the 70000 at 2% is 1400, plus a few dollars on the rent (since you don't pay all the rent on the first day).

So an increase of only 2.5%? Is that right?

Why Montreal rental rates are so lower than rest of the nation?

Immigration may be one factor. Province Pop %Immigrants Quebec 7,687,400 17.5 Ontario 12,792,900 52.3 Alberta 3,512,700 9.3 British Columbia 4,309,600 16.0 As a ratio of population to the percentage of immigrants, Quebec ranks as lowest among these four provinces. A growing population...

If you could purchase a property anywhere in Toronto...

I think you hit the nail on the head. Often, property values are about who you live beside, not the actual practical and aesthetic value of the location. It's why they say you should buy the worst looking house on a great street instead of the best looking house on a bad street.

If you could purchase a property anywhere in Toronto...

There's a reason houses in Rosedale and Forest Hill are super expensive despite their modest sizes. Location location location.

Investor move to trade rent for longer leases

It would be interesting to see how an increase in supply of new condos affect the elasticity of renters. One thing that prevents renters from moving is difficulty in finding a new place. In situations of low vacant supply, it can get very frustrating if desired units get snapped up very...

    would you sell?

I'd sit down and do the math. Calculate the ROI and compare it to other similar risk investments. I'd also try and figure out what amount of risk I'm comfortable with and whether my investments are above or below that level, then making adjustments to match it. It's not rocket science.

    Baby, we got a bubble!?

Nah. That sounds like a pretty good hedge against volatility. While it would be nice to make a "safe" 5~8% in ETFs and corporate bonds, every daily 1% blip with have your heart racing if your entire savings in them. You can jump back in once the world economy has stabilized for a bit. At...

    Baby, we got a bubble!?

Just because they like gambling doesn't make them bad investors. I might even argue the opposite: good investors are dispassionate about their money.
