    What (new) businesses "spur" gentrification?

On a macro level that's true (and obvious), but at some point during the overall process there are catalysts that get things going. I think the question is what are some of the businesses that tend to be those catalysts.

    What (new) businesses "spur" gentrification?

I think a decent restaurant or nightspot is part of it, too. Check out the discussion here for more on gentrification. (Scroll down a bit.)

return on investment - condo vs. house?

I can't believe I didn't realize that. I always assumed East York went down the the water. Interesting. I never lived in Toronto pre-amalgamation so I'm not too familiar with the old boundaries. Toronto East I suppose I should say? East Toronto? Just Toronto? Anyway, I am familiar with the...

    Toronto architecture: a general observation

This is a fascinating thread. It's eaten up most of my afternoon but I can't stop reading. Lots of well thought-out posts. Architecture is a reflection of the city in its buildings. Or, to put it another way, it's an expression of the city - its history, its function, its cultural makeup -...

Jack Diamond Lecture at the Toronto Reference Library

Thank you for posting this. Fascinating. I think this would be of interest to just about everyone on UT.

return on investment - condo vs. house?

On the first point, I think it's the other way around (though it's obviously debatable). That is to say, I think people go elsewhere because there's nothing close by. In general, I think it's safe to say that assuming the level of service is the same, people would go to whichever store is...

    Liberty Village

Too bad about the street life. I agree with Now mag that it's a bit of a disappointment in that department.

I'm in the market for furniture (Contemporary)

I bought a dining table and four chairs from blvd a year and a half ago and they are wearing very well. We use them all the time and they still look brand new. They seem well-made and were easy to put together. Not expensive, either.

return on investment - condo vs. house?

Thanks for the tip, Brian. My guess is that the quality of the buildings is an issue, as demographics may be as well. I doubt that leases are particularly high, given the businesses that are there now. I don't expect a Starbucks or Whole foods yet, but something that caters to the people...

return on investment - condo vs. house?

Thanks, Brian. I also continue to see a lot of potential in East York. (I'm in the Coxwell and Gerrard area.) This baffles me, however: The businesses on Coxwell, Gerrard and other nearby streets do not seem to match the people living in the area. The majority of the people on my...

    Toronto Concord Canada House | 231.97m | 74s | Concord Adex | Arcadis

I forgot all about this project. It was being discussed a lot when the building boom was at its peak and new projects were being proposed often. Those were the days... I think it would really tie the cityplace development together nicely. It would elevate it a little. Literally and figuratively.

return on investment - condo vs. house?

I bought a fixer-upper in East York two years ago in a neighbourhood in transition. Another option I had was a condo closer to downtown. My thinking was that the house (mine's a semi) would appreciate more than a condo, but after hearing how hot the condo market is right now, I have to wonder...

Not a fan of the Houston Lady at all. Yikes. They need a giant statue of an oil rig. Or maybe tweak the lady idea and have her wearing a flack jacket and an NRA cap and carrying a rifle. I am a judgemental pr**k.

Toronto article in Fall 2009 Intelligent Life Magazine

Given the number of immigrants that come here every year (roughly a quarter million) ethnic clustering is bound to happen. It would be impossible to effectively assimilate that many people, especially given the relatively small size of Canada's population.

Toronto article in Fall 2009 Intelligent Life Magazine

Agreed. There has been a huge transformation. The problem is, we are so hungry for more that I think we lose sight of just how far the city has come in the past few decades. I think it's just going to take more time, frustrating as that may be. I firmly believe that Toronto's best days are...

    Next Mayor of Toronto?

This time around we need the pendulum to swing to the right -- at least fiscally. Whoever gets in must get finances under control. We're way past moderate responses. We need drastic action.

    Toronto 2015 Pan American Games

For all of us former competitive swimmers, the news that there will be a proper world class facility here in Toronto is all I needed to hear to get excited about Toronto getting these games. It's long overdue. This is huge in the swimming world.

Bed bugs so bad in Toronto they'll soon spread on transit, in theatres.

I had them last year. They are very difficult to deal with psychologically and very hard to get rid of. My tips: 1. Call the pros and don't skimp on the price. Get the good stuff and make sure they spray in every crack and crevasse in the entire house. 2. Call them back two or three...

Toronto St Regis Toronto Hotel and Residences | 281.93m | 58s | JFC Capital | Zeidler

Interesting article about Trump getting squeezed. I work at Scotia Plaza and was just downstairs about an hour ago. There was a guy yelling at another guy who had left his van on Adelaide and blocked the walkway for pedestrians. He was really freaking out. Looks like the lack of space causes...

I think "fitting in" in an architectural sense is a good thing. I'll admit it risks sounding like they are shooting for mundane, but I think he may be referring to how it meets the street and other such considerations.
