    Not a 24 Hour City

Tokyo's still a city that never sleeps, regardless of what time the trains close.

    What (new) businesses "spur" gentrification?

This part of the discussion was originally a debate about whether gentrification is a one way process or whether it is a cycle of gentrification and de-gentrification. TrickyRicky originally argued that it's a cycle, and that the long-term multi-generational residents have the most impact on...

    Not a 24 Hour City

This is a huge issue. NY is much like Tokyo in this regard. Toronto is much more livable, for sure, but that comes at a price.

    What (new) businesses "spur" gentrification?

One of my neighbours, who is a long-time resident and a widow, can't afford to make repairs or renovations to her home. Her kitchen is sinking badly and there's nothing she can do about it. She's up to her eyeballs in debt already just trying to live month to month. My guess is that she'll live...

    Not a 24 Hour City

Tokyo is a great example of a city that truly never sleeps. But greater Tokyo is close to 40 million people and has density that Toronto will thankfully never have.

Toronto visionary David Pecaut succumbs to cancer

I encourage everyone to click on the link above to read the full text of the obit. His death is a huge loss to the city.

    Toronto Ripley's Aquarium of Canada | 13.11m | 2s | Ripley Entertainment | B+H

I agree that right down on the water is the ideal place for the aquarium, but this is a safer bet for the company proposing it together because there's guaranteed traffic there already. Putting it down on the waterfront as the first attraction of its kind is a bigger gamble. You have to hope...

    Toronto Festival Tower and tiff Lightbox | 156.96m | 42s | Daniels | KPMB

Great shots, ProjectEnd. This building is looking fantastic. I don't understand how there's so much criticism about it. It's a great addition and it will add lots of vibrancy to this area. Love it.

Bay Adelaide Centre West Tower (Brookfield, 50s, WZMH)

^Nice pic. A beautiful woman gave me a free sample of Armani Mania cologne in one of the Shoppers drug marts in the path today. She was wearing one of those masquerade masks. I was somehow turned on by the whole exchange.

Bay Adelaide Centre West Tower (Brookfield, 50s, WZMH)

Many of the stores have been labeled and others not yet. Out of memory I can tell you that there will be a Jugo Juice, Great Canadian Bagel, Second Cup, Great American Backrub, a Toothworks (dentist?), and a Scotiabank branch, which is strange because it's a stone's throw from Scotia Plaza...

Bay Adelaide Centre West Tower (Brookfield, 50s, WZMH)

I just took a tour of the new section of the PATH. Very nice, but no stores open yet.

Toronto St Regis Toronto Hotel and Residences | 281.93m | 58s | JFC Capital | Zeidler

It's been so long since this was announced that it's hard to process the fact that it's finally getting built. P.S. on a related note, the PATH connection from Scotia Plaza to Bay-Adelaide Centre (and through to the Eaton Centre Bay store) opened today for the first time. It's very nice, with...

Toronto Five St Joseph | 160.93m | 48s | Five St. Joseph | Hariri Pontarini

Sounds good. Is this development on the north side or south side of St. Joseph? Which buildings are being preserved? I can't seem to figure it out.

That's a nice shot (above). There are a lot of nice shots of it around, actually. If it were truly ugly, it wouldn't be as photogenic as it is. photo courtesy swisscan on flickr

return on investment - condo vs. house?

I don't really see the parallel between urban intensification and the dot com bubble. There has unquestionably been a rush to the condo lifestyle in downtown Toronto over the past decade or so. Lineups at new projects, bidding wars and skyrocketing prices all attest to this. Not to mention the...

    Toronto Royal Ontario Museum | ?m | ?s | Daniel Libeskind

I don't understand all of the fuss about the crystal being voted one of the ugliest buildings. Any prominent building is going to draw a lot of attention and elicit a reaction of one kind or another. The cookie-cutter treeless McMansion farms that surround Toronto on all sides are ten times...

    What (new) businesses "spur" gentrification?

What I mean is that everything starts off low-rise until land values get to the point where it makes sense to start building up.

1 St Thomas (Lee Development, 29s, Stern)

It's unrealistic to expect a change in street life just from the addition of one or two buildings. However, on a broader scale, higher density in a particular area will change it significantly. As for this particular building, I like it. It's oozing class.

    What (new) businesses "spur" gentrification?

^disagree. In the east end of Toronto at least, the neighbourhoods were primarily working-class folks with relatively low incomes. It had been that way since much of the housing stock was built roughly 90 years ago. While inter-generational residents are still around, they are disappearing. Many...
