    Condo Developers rip off?

It's a little ironic that you're here complaining about all these issues, but you're not willing to out the developer. You're just willing to pass on all your issues to some other potential buyer so they're stuck holding the bag. Not very moral is it.

Well, when he says project cost I assume he's talking about hard/soft costs. I don't think that takes into account financing costs, any under the table greasing, etc. Not to mention budget overruns which I'm sure will occur. And then of course taxes on residential development are huge. This...

1 Bloor East, DEAD AND BURIED (Bazis, -2s, Varacalli)

Can someone explain to me something. What happens to the buyers who bought the paper from other buyers at inflated prices? I know that a few people who got in early on day one ended up selling their units over to other buyers at higher prices, adding to the hysteria.

1 Bloor East, DEAD AND BURIED (Bazis, -2s, Varacalli)

Bazis should have partnered with a reputable group to get this one done (Cadillac Fairview, Menkes, etc). That credibility might have gone a long way to getting new financing. And if this one got off the ground nicely that would have parlayed into more credibility for their other projects...

    Toronto 550 Wellington West and 1 Hotel | ?m | 15s | Freed | a—A

You can still incorporate vents and balconies with a curtain wall. You could have lanai balconies which would certainly maintain the curtain wall. And I'm sure there are creative ways to incorporate any exhaust vents into the wall. The Florian condo is utilizing the technology and this...

Why are you assuming I'm assuming? It is more expensive, that's a fact. I'm asking how much more does it cost compared to a traditional window wall design.

Anyone have a basic idea how much more that curtain wall costs to build as opposed to the traditional glass used for the rest of the building? It looks so good, kinda makes you wonder why more residential projects haven't used it.

    Hamilton Grand (Stinson, 15s)

Harry is a disaster. He's treading a fine line right now. I'm surprised he sold what he did with the recent density increase to 10 stories. But an increase to 40 stories? I'm making the bet right now that this A) doesn't happen, or B) happens, and after more of his cheesy use car salesman...

Maybe it's me but I don't count Cityplace as part of the "desirable west end" Cityplace is stuck between rail tracks and the gardener. No mans land. I think Wellington-Queen, University-Bathurst, is the desirable part of the west end. That's how I feel at least.

Toronto housing market slide slows in February

Same number of investors in the market. They're all sitting and waiting for their condos to actually be built. We may not be adding more, but the ones who bought in 2005, 06, 07 all have units being built now. When they have nobody to rent to and try to unload when the units are built it's...

    Real Estate Predictions

Thank god you're not an economist. TARP and the stimulus have done, and will continue to do nothing. Actually, they make things worse. Toronto real estate prices will continue to drop for the foreseeable future. The relationship between incomes and prices have diverged so much that they...

    Teranet-National Bank Canadian Housing Futures

I think you meant to say Collateralized Debt Obligations. CDOs were the highly leveraged securities. Credit Default Swaps were basically a form of insurance to protect against default of these risky assets. They played a role, but are not to be confused with CDOs which are the "toxic assets"...

Who is Buying All These Condos? 70% owners 30% investors

I won't speak on residential condos and their "increasing value" because frankly I think the potential rewards are limited in the long run. Real estate investments should be based on cash flows and in very few scenarios does a new construction condo work out to be a positive cash flow. But I'm...

    Toronto Market Wharf | 110.33m | 33s | Context Development | a—A

In another thread I thought you said prices weren't going down and basically felt we would see appreciation into perpetuity? Remember what that Brad Lamb article told you.

Good suggestion. I'd also guess it will last longer than the 35 odd years the current marble has. This is an Iranian quarry. Are we on ok terms with them?

Going to have Trump fill that void I think. Who knows, white glass could actually turn out cool

Would it still be white if they replaced all the marble with glass? If Brookfield is debating options, that's going to be the cheapest for them which makes me believe it could be being considered quite seriously. Maybe they do a nice white glass, but something tells me it's just not going to...
