Based on Allied's filings this one is looking like at least 4 years of construction time. With last year's city council vote for more detailed construction management plans I'd imagine for future projects we may get better foresight into project timelines too.

Do we know who owns this site now? With approvals in place and a sharp design I feel as though this would be a good pickup for a REIT or someone like Tricon to add to their rental portfolio. Assuming the land wasn't sold for too much to make the pro-forma work, I think luxury rentals would do...

From my walk home last night I noticed the north side facade retention systems have begun coming up after some delay.

There's no doubt that this project has a lot of grey spandrel, but thankfully the most egregious sections in the tower will be covered up with the architectural metal cladding. I'm thinking once all is said and done that these won't be bad (grey aside)!

Walked by this last night, they've begun excavation. I'd imagine this dig will go pretty quick considering how small the site is and the fact that there are only 3 underground levels.

Looks like a Zara will anchor one of the expanded retail spots at the base. Really digging the colour too, the gold will stand out favourably relative to 488 across the street I think. Seems like a big improvement over the zoning proposal imo!
