Residences of Maple Leaf Square Condos (Lanterra Developments) - Real Estate -

The wedge between the railway and the Gardiner Expressway is not a neighborhood in my opinion, nor will it ever be. As far as investors buying into this GoLeafsGo! hype-machine, you hit the nail on the head- ignorant (and mostly out of town/country) investors may believe this to be a great...

    Toronto Malibu Harbourfront Condo | ?m | 32s | Malibu Investments | P + S / IBI

As a long time investor, I take major issue with these kinds of rationalizations and believe that they will ultimately correct themselves. Higher stabilized cap rates in Toronto relative to Germany are a function of the higher cost of debt. Real estate is and has always been a highly leveraged...

Thank you Maestro, that is precisely the point that I was trying to convey.

Please take it any way you wish. To the extent that you or anyone actually cares what I say, I encourage you to seek out your own sources of information independently. I'm merely stating information that has been reported to me personally numerous times and that I believe to be extremely accurate.

No, I do not. This is information that I have been told by many industry insiders, included parties related to the developer. It is very old news as this project has been under development for about 4 years now so it should come as no surprise to anyone familiar with it.

    Toronto Malibu Harbourfront Condo | ?m | 32s | Malibu Investments | P + S / IBI

This project (and most of Lakeshore) was marketed to buyer syndicates in Israel. Israel is a country in the middle east. I am merely suggesting that the bulk of this building will be owned by offshore investors. Nothing more.

    Toronto Malibu Harbourfront Condo | ?m | 32s | Malibu Investments | P + S / IBI

No, not SJT, but another ultra-bland entry-level specuvestor-driven future rental building for sure. This stuff was marketed all over the middle east to buyer syndicates. Not exactly the makings of a stable neighborhood in my opinion.

High Park Lofts Condos (Stinson Properties) - Real Estate -

Look at it this way- buy into the building at a big discount, budget something for litigation, and then decide if the final price roughly equates with a fair market value under normal circumstances. David Murvish built a wonderful tower. It is a crime that his good named was dragged through...

Residences of Maple Leaf Square Condos (Lanterra Developments) - Real Estate -

I'm suggesting that the buyers are not end-users. If there is an end user anywhere in this net zone, then I'd love to hear his/her thoughts.

Level 42, One would think not, but since I was questioned I responded.

Stated different, how about you name an area and I'll tell you whether or not I consider it to be a neighborhood.

I don't disagree that there is a market for buyers in this area, just that the price point appears astonishingly high for the area. This is not a neighborhood, and it never will be, as much as you want to portray at as such. Transit is a big positive, but again, how many people paying $500...

Residences of Maple Leaf Square Condos (Lanterra Developments) - Real Estate -

20,000 drunk and rabid fans don't typically file out of Holt Renfrew on a given wednesday evening. When the stadium isn't used for sports it's filled with concert go-oers. Don't misunderstand me, I think the ACC is a great venue and is a perfect location for an arena. But I can't imagine why...

Residences of Maple Leaf Square Condos (Lanterra Developments) - Real Estate -

Ultimately the value of the suites comes down to the quality of the building, the finishes and the location. In my opinion this is a B location as far as Toronto is concerned. To be fair, I would say that the BEST spot on Queens Quay would only be a B+/A- due to the many drawbacks of the area...

I'm referring more to non-416 GTA residents than actual tourists.

    Hazelton Hotel/Condo (Yorkrow, 9s, P+S/IBI Group) COMPLETE

Come now! Let's be fair about it. The area residents are not jerks- just the out-of-area-code people who frequent it on the weekends.

    Hazelton Hotel/Condo (Yorkrow, 9s, P+S/IBI Group) COMPLETE

Does anyone else think that the residential portion of the building looks incomplete? It appears to be lacking a proper facade. I think it needs some corner pillars or something. Is it just me? Overall I am very fond of this project both in terms of the quality of the design and its...

Miami has about 1/3 of the supply that Toronto has and probably 10x the amount of seasonal tourism so I doubt that the unsold inventory will fall into much disrepair. The only development that I refererred to as a future slum was the subject of front page news recently so clearly my opinions...
