    Can't figure out if this being done under the Planning Act, City of Toronto Act or something else. How will this be enforced? Seems half-baked and is likely a back-door tax.

    If you're most concerned about resale value, I would take the space of the larger unit over the view/privacy of the smaller unit on the 10th. The floor premium is much less than the value of an extra 100sf. Unless of course the view from the first floor is a dumpster.

    This doesn't take money out of the developer's pocket, it takes it out of the purchaser's. The developer will simply pass the cost on with higher pricing on the units, just like all of the other back door taxes that the City is pushing through...
