    Toronto 550 Wellington West and 1 Hotel | ?m | 15s | Freed | a—A

They also said that the hotel maintenance fees and the condo maintenance fees are going to be kept seperate... don't remember if the hotel guests get to use all of the condo amenities though, or vice versa...

    Toronto 550 Wellington West and 1 Hotel | ?m | 15s | Freed | a—A

Actually, I remember for the first bit of the year when they started selling the condo units, they sold the hotel units to the public. You'd get a portion of the revenues based on your "utilization" of your hotel unit, or something like that. Then suddenly, they stopped selling the hotel...

Hmm, this includes the floor premium right?

Toronto's real estate market shows signs of cooling down

Insider knowledge = watching the markets every day. Of course, you don't have to be an agent for that. Umm... didn't we have a recession after the introduction of the GST in 1991?

Is the U.S. Housing Mess Headed our Way?

    Now this I agree with, condocrash2008 :)

Toronto's real estate market shows signs of cooling down

Sorry condocrash2008, I didn't mean to leave it out, I just clicked QUOTE, without modifying what was in between. And I was referring to the new Toronto Land Transfer Tax, which is a significant tax when added on top of the Ontario Land Transfer Tax. And yes, this note is written with an...

Toronto's real estate market shows signs of cooling down

Just being optimistic here, but I think the month to month drop can be attributed to the rush of people making and signing agreements in December, then it cooling off in January. Let's wait a couple of months before we call doom in the market. Perhaps a one month change isn't enough data...

Toronto's real estate market shows signs of cooling down

I'll say, "sucks, you just missed out. Are you SURE you want to buy in the core?" I guess I'm lucky and can speak the truth, because real estate is not my primary source of income... We're not *all* sharks, heh.

Toronto's real estate market shows signs of cooling down

Of course I informed my buyers to make use of the "grandfathered" period for the TLTT... The Toronto Real Estate Board is actively lobbying these new tax increases. It's pretty unfair for the city to always run to homeowners, when they can't balance the books...

    Toronto 550 Wellington West and 1 Hotel | ?m | 15s | Freed | a—A

I bought in this building (for myself to live in), and just found out that they're slating occupancy for my floor in the fall of 2009. Original occupancy was supposed to be August 2008. Since I'm on a high floor, it probably was supposed to be in fall of this year. They're going to occupy...

Toronto's real estate market shows signs of cooling down

That is a pretty lame spin on the new Toronto LTT, but it's true... Toronto does have lower single unit residential tax rates relative to the rest of Ontario. http://communications2.torontomls.net/gov_rel/taxrates/pdf/tax%20rates%202007.pdf However, after MPAC assesses our property values...

Toronto's real estate market shows signs of cooling down

I agree with Nfitz. Deals made before Dec 31, 2007 are exempt from the new Toronto LTT, regardless of the closing date. That probably created the lull in January. I love how Global News announced on their 6pm news segment that prices are dropping, without even talking about the new Toronto...

Suburban house split up into 18 bedrooms

"And city officials say there are hundreds of illegal rooming houses run by landlords exploiting people desperate for affordable housing." Exploiting? So, if we get rid of these exploiting landlords, where else are these people going to live? ... not that I agree with what they're doing...
