Agents get a priority number this morning, and then sales start (for agents) this Saturday, based on the priority number that they got this morning. I'm not sure when it is open to the public. I should have the date somewhere....

Looking to rent in the heart of downtown...

Thanks Observer, but I get this question all the time. It's no big deal. My close friends and family know how hard work it is, but others assume differently. And maybe it's in an agent's nature (or salesperson for that matter), to always be defensive. :)

Looking to rent in the heart of downtown...

Hours? Or days? Sometimes even months... Depends on the client, really. Varies a lot. Also depends on how you interface with your client. When you're helping clients buy, I have some clients that will take a few months to find something that they like, and I have some rehab investors...

Looking to rent in the heart of downtown...

Hmmm, that wouldn't be a bad idea, to get paid on consultanting-based fees. It would certainly be more fair for everyone. Except, of course, no one would pay it. You guys don't realize how much hard work we agents put in... it's definitely not brain surgery, but it's not for everyone...

Distillery District - Pure Spirit - Condo for sale 1BR+Den w/ parking+locker, Cheap!

What are you talking about? There's so much other than the Distillery District. You have convenient access to the DVP and Gardiner, St Lawrence Market, King East... along with junkies and hobos too. For $160,000, maybe we can arrange a timeshare type of scenario...:)

It's probably going to go for about $600 per sq ft, for the crappy floors.

Distillery District - Pure Spirit - Condo for sale 1BR+Den w/ parking+locker, Cheap!

Anyone interested in buying a unit in Pure Spirit? I have a one bedroom plus den 645 sq ft loft unit, with parking and locker. It's currently selling from the builder at $294,900, but I'm helping my cousin sell his agreement at $259,900. PM me for more details, or check out either...

Looking to rent in the heart of downtown...

Either way, a realtor that knows the downtown core will be able to help you narrow down your choices, from matching up your wants and needs with their knowledge and experience with the available buildings... Is that not an honest way to make a buck? And yes, I am one of those leeches too :)

    GST Rebate

http://www.torontorealestateboard.com/consumer_info/gov_programs/gst.htm "New home buyers can apply for a 36% rebate of the 6% GST applicable to the purchase price to a maximum of $7,560 for homes costing $350,000 or less before GST." ARGH. The "buyers" in "New home buyers" is a verb, not...

Damn it, can you guys stop bidding on units in this area? I can't win anything for my buyers! :p

    Toronto Aura at College Park | 271.87m | 78s | Canderel | Graziani + Corazza

I look at floorplans all the time, and I actually think it's a good use of space (for 504 sq ft). Compare it with other 500ish sq ft condos... this one has a window in the bedroom, good use of kitchen space to maximize the "living area", and no wasted spaces in hallways. I guess they could...

299, yes, you can do that here. Just buy pre-construction, and tell the sales office (or your agent representing you) and get the builder to change the structure (you may have a concrete pole though for key structural points for the actual building).

    GST Rebate

Well, you'd have to wait for the condo to transfer the title from the builder to you, otherwise it'd be considered an assignment of your agreement. This typically requires builder permission (and an assignment fee of a few thousand dollars). On a related note, I've always wondered this...

There's no way I'm lining up for this, going to be like 1 Bloor East all over again. But in case any of you are curious, check out the floorplans here: http://www.collegeparkcondos.com/BrokerBrochure.pdf

I'm a bit scared it will turn in to Richmond Street West... But thankfully there are some higher end restaurants there, maybe they'll save the street.

Other than the sharper colours and the slight aspect ratio change of the image itself, I don't see a difference...

Worst project ever. I'm glad I got in at a pretty good price, it'll be hard to lose.

Why am I defending this project? Because I bought here myself, to live in :) Wise or not, I wanted it for the lifestyle and amenities (that I'll never use).
