Toronto CityPlace: Canoe Landing Community Centre & Schools | 15.85m | 3s | City of Toronto | ZAS Architects

As a future Cityplace resident (Parade), I am most concerned about the delays people are going to add through their anti-poverty protesting to the community services I would like to enjoy once I move in - namely the community centre and the schools. The more they protest and delay the process...

It seems like people have problems with the 9' ceilings since they do not get them themselves in their own privately owned units. They also have a problem with the height of the building. Why don't people who have problems email their local politician to ask if the building can have 8' ceilings...

Murano Condos (Lanterra Developments) - Real Estate -

I live in an "06" series unit. So I don't face the elevator, but when I walk out of my unit, the elevator is about 2 metres in front of me, to the left. But for Murano, everybody is pretty near the elevator. The floors are pretty tiny.

I agree with all of JayBee's statements, plus I'll like to add a couple more: 1. Security doesn't stop anybody from entering the building. This is a huge problem since the buzzer doesn't work yet, so they don't lock the front doors. You can stroll right in without being stopped. 2. The...

    Issues w/Cresford Development HQ

I'm interested in whether the average size of the houses/condos being compared year over year are the same. It seems logical to me that if there happened to be one or two expensive houses/condos being sold in the same period the previous year, it will skew the average a bit. Even if there are no...

    Toronto Maple Leaf Square | 185.92m | 54s | Lanterra | KPMB

Eatons Centre will be undergo a major renovation in the next couple years. Look for upcoming plans from Cadillac Fairview! Though Eatons Centre is aging, it still brings in a lot of revenue and patrons. It is one of the busiest and most profitable malls in Canada still.

    Purchasing a locker

It depends on the building. The one I bought pre-construction was $3,500 (at Cityplace - Parade). A friend of mine was trying to sell their locker at a 5 year old building, but could not even get rid of it at $2k or so. Resale really does depend on supply and demand. You also cannot own a locker...

If he lives in Cityplace, he might be blocked since there are no 4s, and no 13.

    Toronto Parade at Concord CityPlace | 127.4m | 44s | Concord Adex | P + S / IBI

I thought the fire code requires concrete walls between units, but not rooms within a unit.

Murano Condos (Lanterra Developments) - Real Estate -

From my understanding, they required home insurance coverage to move in during occupancy. They required documented proof it is in place the moment you get your keys.

They built an overhead covering that leads into the south tower's lobby. A friend of mine said she was suppose to move in today, but didn't since they sent out last minute requirements for insurance coverage or something. Kind of fuzzy on that part though.

The website also has the floor plans up now for the "park collection". Only the mid-rise and the tower left with no floorplans on the site.

My unit, in the podium, is quoted at Feb 28, 2010. Fat chance that will happen. No notice yet of a change though.

Brookfield Investing Heavily in U.S. Real Estate

Its just not Brookfield buying up assets. Cadillac Fairview is also on the move. They have bought Queens Center (a shopping centre in New York) and various buildings from CN Rail (mostly Montreal). More is likely to come. The big players are sensing a bottom.

    How is "phantom rent" calculated?

Ah... that sounds about right! That's why I'm not a tax expert. I know issues are there, but I can't get it down to the nitty gritty... But I see a lot of risk in this. You need a tenant that will rent for a short amount of time, who will move out promptly when asked. The biggest risks to the...

    How is "phantom rent" calculated?

Something you might want to look at if you want to go the rent during occupancy route, before moving into your unit yourself - tax implications. If you collect rent, you will have to pay tax at your marginal tax rate on it, net of your expenses. But not living in it for 12 months, as stated in a...

Thanks for the responses! I'm definitely a lot more prepared than before for my occupancy, which unfortunately, is nowhere close...

    How is "phantom rent" calculated?

I think the interest rate being higher than what you can get yourself at a bank makes the most sense. The other fees quoted does not go to the builder at all (its just collected by them, but will have to be paid out to third parties). For example, the interest rate quoted at 3.75% is in line...

The carpeting is at about the 16th floor right now in North Tower. The flood on the 35th floor, which was caused by a water pipe bursting, affected 12th - 35th floors (in various degrees obviously), according to a "disaster recovery" expert hired by the builder I bumped into. They shipped in...

    How is "phantom rent" calculated?

If the calculations above are correct, how is it that people complain about occupancy fees? The only downside I see is if you want to pay all cash for the transaction, or if you believe the interest rate will head upwards before you close. Correct me if I am wrong, but each of the above can be...
