    M1 + M2 + Metropolis + Parkside Condos (Liberty Development) - Real Estate -

Drove by the building last night and really starting to like the way its turning out. Dark windows were a good idea to install vs light ones since you can't see what is going on, on the inside for further privacy and it will look newer in the long run. Talking to my real estate agent, M3 is...

Greentea just out of curiosity did you get celestine or andromeda unit?? Face west or east?? Sounds like you came early to the party to buy your place. I bought mine really late but still was lucky to get a 9ft ceiling unit

yeah 42 inch cabinets. Does your unit have 9 ft ceiling? Just curious how you got those as std's? I got stainless steel appliances as std. Does it depend when you purchased your unit that you get certain promos?

Thanks. Floors are a pain to upgrade since it will produce alot of dust and you have to move everything around. I just couldn't resist the dark brown laminate and grey brown tile upgrade for the foyer, pr and kitchen. It should help with resale value down the line

Just me eh07 i just cameback from the design studio. Certain things you won't be able to upgrade on your own like cabinet uppers. Anything else that doesn't effect structural change i'm guessing you can do. You will probably be helped by Brent , who was really insightful in helping me with my...

Rank from 1-3 (exposure, ceiling height, floor level) when buying a condo

Ideally getting a unit that is facing South, having 9ft ceiling and having an unobstructed view on the 20th floor would be ideal. But usually there are too many constraint to have it that "good" and one has to choose 2 or even 1 out of three factors when purchasing This is my own personal...

Developers should not be allowed to call a windowless room a Bedroom!!

Does it really matter?? Some layouts would make alot more sense if the bedroom(s) wasn't split with the living rooms. Is not having a window health hazardous or somehow inhuman? I understand per definition from cmhc what is considered a "bedroom" and what is not, but i disagree. Instead for me...

    Toronto Tableau Condominiums | 124.05m | 36s | Urban Capital | Wallman Architects

Its modern looking on the exterior but the Floorplans dimensions are tight, especially the bedrooms. Also when is Gramercy Park going to get built first?

Which condo developers are the best in the city?

Empire is a decent builder though i'm not a fan of many of their condo names (fly, school house, rain). Freed while building some unique shape low to mid rise condo's do take a while to make them. Couldn't comment on their quality nor customer service. Don't know about the others

    Toronto Pace Condos | 146.3m | 42s | Great Gulf | Diamond Schmitt

They will get the city to give them some road space. Could be one of those condo's with limited parking.

What happens when a builder cannot sale certain units/penthouses

My friend who has lived in his new condo for 2 years now still has a few penthouses not sold. Who actually ends up paying for these unoccupied units? The residents via maintenance fees? Even with heavy incentives what if it never gets sold? These days i notice people who can afford penthouses...

    Graffiti

I don't care for graffiti and those who do it on public or private property should go to jail imo. A new city rule should be if anyone is caught in the act or be part of a graffiti act on public or private property without permission should be jailed for weeks and everyday go around the city...

    Stupid building names

I agree with some listed are bad. Especially the ones where it seems like you live near a nice beach. Here are some good condo names imo - Printing factory lofts, Merchandise building, Tip Top Tailors Loft (keeping the original building names) - Cinema towers, Casa, Spire, Imperial Plaza...

Possible to purchase a home without a lawyer in Ontario?

To transfer property you need a service of a lawyer just like if you need surgery it should be done by a doctor. Lawyers know/only have access to certain documents and system to make a transfer "legit". Its not worth trying to save 1000-2000k in legal fees when a home/money is at stake

Which condo developers are the best in the city?

Ratings on observation and experience Tridel is good in terms of build quality, building fast and customer service. For such high prices they charge even for their smallest unit you think you get exceptional layout, appliances, and other amenities but that is far from the truth. Its just std/...
