Closing costs going way up. Concern?

I pulled those charges directly from my closing statement. I had no additional levies or development charges. From what I've read the developer will only charge you those levies if they've increased between when you sign your deal and when they receive the building permits. I could be wrong.

    Baby, we got a bubble!?

Toronto The Address at High Park | ?m | 12s | Chestnut Hill | BDP Quadrangle

They're in the process of taking down the construction elevator. The guy I spoke with said 3-4 days. I wonder how long after that will the sidewalk be returned to pedestrians?

The blue there is just where cladding is missing. The blue I was talking about is on the back side of the building.

Toronto The Address at High Park | ?m | 12s | Chestnut Hill | BDP Quadrangle

I'm one of the purchasers. Here's what I can say about everything so far: The Good 1 - The communication with the builder has been pretty great with me. An example...my PDI was delayed a few days (2 business days) at the request of the builder. When I spoke with the representative on the...

Toronto The Address at High Park | ?m | 12s | Chestnut Hill | BDP Quadrangle

I had my PDI last week. I asked about the commercial spaces. One has been leased to a dentist and the other to a coffee shop. He wouldn't provide a name of the chain.

    Principle - Mortgage Renwal

Its not as straight forward as that. If you do a quick search for amortization tables you will find your answer. Using the data you provided and an assumed interest rate of 5% and monthly payments the balance at the end of 2 years using 20 year amortization would be $93,872. Payment...

    Elevator Constructors strike

Well this is interesting. Letter from my builder: As of Monday June 17, 2013, the Labour Relations Board ordered residential construction site elevator maintenance workers back to work in the GTS and Simcoe County. To date, no workers have returned to our site, nor are we able to contact anyone...

    Elevator Constructors strike

And it looks like its coming to an end. I wonder how many new construction buildings will be delayed because of this. http://www.cbc.ca/news/canada/toronto/story/2013/06/11/toronto-elevator-workers-strike.html Elevator repair work stoppage lifted by June 17 GTA's 800 lift mechanics to be back...

    Elevator Constructors strike

Impact on the TTC http://www.cbc.ca/news/canada/toronto/story/2013/05/13/toronto-ttc-elevator-strike.html The Toronto Transit Commission says they are adding buses and looking at their options for riders as the elevator workers strike continues. Some commuters rely on the 80 elevators...

    Elevator Constructors strike

Another one: http://www.thestar.com/news/gta/2013/05/12/elevator_technicians_strike_leaves_man_worried_for_elderly_mother.html Roy Leffell went to visit his mom at her old-age home on Mother’s Day and, like a good son, left with a feeling of disquiet. All four elevators in her wing of the...

    Elevator Constructors strike

Seems like the local press has only focused on the repair side of things: http://www.thestar.com/news/gta/2013/05/10/elevator_workers_strike_could_ground_toronto.html If the elevators in her condo tower don't work, Marilyn Haws is stuck. It's a reality that has become a mounting concern in...

    Baby, we got a bubble!?

It's actually way more than that in inflated dollar terms. Using an inflation rate of 2% the $300k unit should be worth $331k 5 years later. If it is only worth $280k then you've got a loss of $51k or 17%. I've used 2% as its the "normal" inflation target people use. In fact one could argue...

    Elevator Constructors strike

Confirmed by my builder moments ago: Please be advised that the Drywallers Local 675 of the Carpenters Union in Toronto began striking on Monday May 6, 2013. As per the Tarion Addendum to Agreement of Purchase and Sale, this represents an “Unavoidable Delay” and will impact the occupancy date...

    Elevator Constructors strike

So I got a letter from my builder stating the following: Please be advised that the International Union of Elevator Constructors (IUEC) in Toronto began striking on Wednesday May 1, 2013. As per the Tarion Addendum to Agreement of Purchase and Sale, this represents an “Unavoidable Delayâ€...

Toronto The Address at High Park | ?m | 12s | Chestnut Hill | BDP Quadrangle

I received a letter today saying they were no longer able to provide an accurate occupancy date because of the recent elevator workers strike. I wonder how much this will delay this project or any other ones currently under construction? How far do you think they can get without a functioning...
