    Ha Ha, I was thinking the same thing...:) It’s the high water table and also cost...below grade parking costs more (relatively) than structure parking irrespective of water table...

    There is very little Retail ~ 315 sq m. Just as a size comparison, an average free standing Starbucks is in the range of 140 - 180 sq m

    I am on the fence with the Architecture / design on this one. At one end, I do agree that this is better than other glass boxes (lots of people prefer that), but at the same time I feel (as an Architect) there was room for further development...

    Yeah, agreed re: size and noise; but I wouldn't assume that this will be the actual design / colour and / or whether this mural will ever see the light of the day.
