Policy has changed since their initial application (thank you Bill 23!). They’re only required to provide 10% of net site area under the new legislation for on site parkland, so they are in conformance now!

Will be seeing much more stratified parkland proposed as a result of Bill 23 being passed, which going forward, will permit what has been avoided at all costs by the City previously.

Anyone know what the monthly geothermal fees are for this building?

    Toronto 49-51 Yonge Street | 226.86m | 62s | SmartCentres | a—A

I believe the intent is to actually retain the building in situ - including as much of the interiors as possible (knowing that structural modifications are of course needed). Im sure anything less than that would be a non-starter for Heritage staff.

Reading through the HIS states that it is to enlarge and widen the laneway down the east side of the building for better vehicular access and operations. Personally, I think the chosen material could be re-looked at but it's an interesting intersection of the new res lobby and existing heritage...

Interesting treatment of the podium level balconies. Too bad they’ll be the first thing to inevitably get VE’d out.

    Toronto 403 Keele Street | 39.3m | 11s | Core Development | Studio JCI

This is indeed becoming more and more of a requirement through the TGS (Toronto Green Standard) requirements for new developments.

Thank god for the 'vibrant' art installation going up along the side of the building, acts as a cool entryway when driving into the city along the Gardiner. Other than that, those elevations on these towers are blaaah.

North/south elevations of the PBR buildings add a nice touch but the east/west are plagued with matte black spandrel. Office > condos here, so far.

I’d love to get some of what this architect was smoking. What a terrible intersection of the tower and podium, not to mention the dated office building facade. What a shame.

The requirement for either submitting ZBA or SPA are two separate items on the pending transition policy for being "grandfathered in". i) OPA (if needed) and ZBA as well as either of: Plan of Condo or Plan of Subdivision. OR ii) application made for SPA, BP, development permit (Not legal advice)

A very strategic (and well designed) move to hopefully avoid the future incoming inclusionary zoning regime!

Not sure about those white railings… hopefully this isn’t a classic case of the end product looking nothing like the renderings.

They don’t build them like they use to!

    Toronto 96 Spadina | 69.5m | 16s | Allied | Sweeny &Co

Anyone ever consider the cost premium to engineer and construct this first of its kind support system for the “glass box”? How about retaining all those facades that everyone is so impressed with? Can’t be cheap. With all those extra costs I’m sure they had to consider cheaper alternatives...

    Vaughan Transit City Condos: TC4 & TC5 | 174.34m | 50s | SmartCentres | Diamond Schmitt

Agreed, unfortunate but they’ll eventually be back under a different name, I’m sure. My point was more so just stating that tenants that have traditionally and exclusively only been located downtown have made the jump up to this new area. I think that holds some weight into the future of this...

They locked in Buca and Balzaks so far, not bad for the area I’d say. Both are users that have only been in urban areas downtown to date. Quite promising..
