Toronto Manulife Centre Podium and Streetscape Renewal | 9.75m | 2s | Manulife Real Estate | MdeAS Architects

Thanks for your observation and insight. Clearly I am not an architect, so I will rely on you to tell me exactly what part of Bloor between Balmuto and Bay Street is not a "straight line. It is not apparent to the naked eye, so probably not relevant to my comments. Besides which, even if Bloor...

I have actually seen the architectural renderings and obviously they are a bit more detailed. But, the principle is the same: two stories of unbroken glass in a straight line running along Bloor Street and down Bay, very much as represented in the conceptual pic I posted. Unfortunately I do not...

Obviously its going to look better than the render, but it is still a 2 story, flush glass wrap with (they hope) some interest provided by the retail tenants (sort of like the frontage on 131 Bloor West). Toronto Manulife Centre Podium and Streetscape Renewal | 9.75m | 2s | Manulife Real Estate | MdeAS Architects

This is not really the point (although now that you mention it, the same approach to urban design has been adopted by just about every building between Yonge and Avenue Road on Bloor, and it has hardly made the Street a global example of architectural and city planning excellence). The point is...

Yes I was at a presentation by the client and architect teams. However, nothing they presented was new -- I had seen the renderings before. I imagine all this available through city planning at the very least. Construction will not start until they get planning approval.

Toronto Manulife Centre Podium and Streetscape Renewal | 9.75m | 2s | Manulife Real Estate | MdeAS Architects

Of course the Manulife Centre street frontage needs to change, and Manulife are wise to want to maximize revenue by adding maybe 50,000 sq. ft. of retail space. No problems here. But: the corner of Bay and Bloor is an iconic, important point in Toronto and offers the opportunity for something...
