Comparing with four seasons, this speed of this project is just like our economic recovery...painfully slow :( I hope it has least grown one floor since Aug22 snap shot... Thanks for your guys update

lumiere a bargin too...then For $321,990(after 25K discount), you get a 543 sqf 1 bed facing west at Lumiere. That turns out to be only $593 psf. (source from mls). Would that be a better bargain than Urban Design IV, considering the construction is well underway?

It definitely became smaller and smaller....the largest 1 bed is only 625 sqf and largest 2 bed is a mere 791 sqf. Am i too old fashioned or its just how it is...Do anyone know how much they ask for these two?

They cannot really run away with purchaser's money. All deposits are hold in trust. BTW, Torian only cover $20,000 loss on condo deposit, the rest at purchaser's risk.

    Toronto Fly Condos | ?m | 24s | Empire | Graziani + Corazza

Tell me which downtown condo has 1 bed room at corner. The only one I know is Uptown, around 800 sqt, asking $450,000 a year ago...kind of pricy, considering the view will be mostly blocked.

    Toronto Fly Condos | ?m | 24s | Empire | Graziani + Corazza

I was navie two years ago when i start to look for a "perfect" one bed room. As I describe to my agent, it should be a corner suite, around 900 sqf with square living room, open concept kitchen with sink, dish washer mounted in the island instead of along the wall. After about 3 months futile...

urban design sales result Anyone knows how was the sales result of the Urban Design suites? On top of Urban Design, U condos also have 5 one bed, or one bed plus den floorplan which previously released? Not sure if those are sold out yet? Any thoughts? By the way, how much U condo ask for...

how was it? Have your guys heard anything about U condo's urban design sale result? 80%sold out over the weekend? I guess in today's market, 1 bed plus den around 600-700 sf is the most popular unit...which will be sold fastest among any new condo project. I think pitfall U condo has fallen...

U condo and Uptown I agree. Look at Pemberton's Uptowns at Bloor. It's had commanded $600 psf when it was released in 2005, as I remembered. The price is significantly higher than many other new condos in downtown. Look at it now, it has pretty much sold out, only a few extra large 2-bed...

    Toronto Aura at College Park | 271.87m | 78s | Canderel | Graziani + Corazza

I agree the location, design are all very important to the fair market value of a new condo. But is the height really important to success of a new building? I mean, as a buyer, what additional benefit I could gain if I bought a 30th floor unit at a 35 stories' building v.s. a 75 stories...

Why the major banks in Canada still so conserviative? Look at their stock price, such as TD, it's almost doubled since last October's crash...how much is the total project financing required? $1 billion or $700 million?

Arc Condo (Sheppard & Bayview, Daniels, 16s, Kirkor) COMPLETE

I just went through Arc condo website and I was stunned with the fact that the whole design has been flooded with 400 sqf studios, 500 sqf one bed, 600 sqf 1+den and a couple of 700 sqf two bed room...there's no one single unit above 800 sqf. I like the ship like outlook as well, but living...

    Toronto 500 Sherbourne | ?m | 34s | Times Group | Northgrave

Monthly parking and locker fees I noticed from 500 Sherboune website that this building charge $20 for parking and $5 for locker per month on top of regular condo fees. I understand some small unit owner may not own a parking (not eligible to purchase with unit under 700 sq. ft). But I...

Mike has made a valid point, we need more solid comments like this one to help us rationalize today's market. Speaking of HST, I believe 13% is the tax you paid, but you can also get some GST credit back if you are a first time home buyer...although this credit will be completely phrased out...
